Please note the following issues related to this coffee house:
1. The customer seating area must be wheelchair accessible. It looks as though
the only way into that area is via interior steps. Steps may have to be
replaced by a ramp not exceeding 1:12 slope.
2. Cannot tell if they will be serving pre-packaged food or if they will cooking
food or whether they will be a deli. If they are a deli or a restaurant, impact
fees will apply based upon the total seating in the restaurant. We can provide
more info upon clarification ofthe exact use.
3. Building permit will be required for the Tenant Improvement. It may be
processed anytime, but the permit cannot be issued until the ARP is
approved. Health Department approval is required also.
4. T-I plans should include typical wall framing for partitions, disabled
accessibility notes, electrical panel schedule and size of service, all plumbing
should be shown isometrically, and mechanical systems need to be detailed.
