The addition of a driveway, a garage, and the increased setbacks are fine. We have no comment or conditions to add, otherthan the usual, to obtain standard right of way permits for the driveway approach and apron. Redevelopment Permit RP97-05 was submitted for your review. At that time, you had no conunents on the project. To address the concems of this department, the applicant has revised their project. The changes to the project include the addition of a driveway, a garage, and increased building setbacks. If you could please review the new plans at your earUest convenience and provide me with you conunents, I would be greatly appreciative. Ruiz F:\Memo\RP9705-2 09/26/97 Citv of Carlsbad Housing & Redevelopment Department July 29 1997 Seth Hoenig 2714 Madison Street Carlsbad, CA 92008 Subject: Redevelopment Permit No. 97-05, Single Family Addition at 2714 Madison Street Dear Mr. Hoenig: Thank you for submitting your application for a Redevelopment Permit for your property located at 2714 Madison Street. Your administrative redevelopment permit application was received for processing on June 30, 1997 and has been deemed complete for further processing as of the date of this correspondence. Although your application has been deemed complete for fiirther processing, there are some changes/corrections to the plans that will need to be resolved before the Housing and Redevelopment Director will be able to provide you with final approval of your application. As part of staffs review, you application and plans were forwarded to the Engineering, Planning and Building Departments for their review. Based on the subject review, the following corrections and/or changes must be made to the plans you originally submitted for approval: v/^ 1. The Carlsbad Village Master Plan sideyard setback requirement is 10% of the property width. The property is 60 feet wide which corresponds to a 6 foot sideyard setback. The plans indicate that the proposed setback to be 5 feet,9 inches. Please revise the plans accordingly. ^y^l. The Master Plan requires additions to existing buildings to provide parking per existing parking standards. The parking requirement for a single family home is a two car garage. s/3. The plans indicate a 3 foot separation between the addition and an existing storage building. The Building Code requires a 6 foot separation between structures. \. The building elevations do not indicated the total building height. Please revise the plans to show the height of the building. Previously, you had inquired about a waiver of the requirement for providing sidewalk improvements. The sidewalk requirement is based upon the cost valuation of the proposed improvements. For a single family addition, this requirement is imposed on improvements exceeding $50,000. When you resubmit your revised plans, staff will determine if the improvements are required. Ifthe improvements exceed $50,000, staff does not have the authority to waive the requirement. However, you would have the ability to appeal the decision of the Housing and Redevelopment Director to the Design Review Board. Once the above referenced changes have been made, please resubmit four (4) copies of the revised plans to my office for continued processing. Once you have submitted your revised plans and staff has determined them acceptable, we will be able to proceed with the public review and comment period on you proposed project. Once the public review and comment period is complete and staff has verified that the appropriate corrections have been made to the project plans, a final approval can be granted. Once approved, staff can then complete the process by issuing the final notice to announce the appeal period of the Housing and Redevelopment Director's decision. The total public review and comment period is approximately 20 days. No action can be taken to approve a building permit until the redevelopment permit is issued following completion of the comment and appeal periods. Therefore, you are encouraged to make the required corrections/changes to your project plans and retum them as quickly as possible so that we may continue the process. REDEVELOPMENT PERMIT Attached please find an application and two copies of the related plans for an administrative redevelopment permit to add 500 square feet to an existing single family home at 2714 Madison Street. The payment for the $150 required fee is also attached. Would you please process the attached application into the permit system? Please forward the receipt for payment of fees to my office with a copy of the application and noted redevelopment permit number. The two copies of the plans may be submitted to the Assistant Planning Director and Principal Civil Engineer for assignment. I will then complete the remainder of the processing requirements.
