Dear Ms. ManganeUi:
Outdoor Business Display, Village Natural Foods, 297/8^ State Street
In a letter to you dated February 20, 1997, the City of Carlsbad Redevelopment Department
approved a permit for an Outdoor Business Display at the above stated location. The permit was
approved subject to certain conditions of approval. Subsequent to the approval, the
Redevelopment Department has leamed that the display is in violation of three requirements of
the permit.
First, the site plan included with the application indicated that the display would be located
adjacent to the subject business, as required by the Village Master Plan. Currently, the display is
located adjacent to the street curb. Therefore, the display will need to be relocated adjacent to
the building.
Second, Condition of Approval Number 1 states: "Prior to displaying the Outdoor Business
Display, the applicant shall remove the tables and chairs located in front of the business."
Currently, the tables and chairs are still being utilized and, thus, must be removed immediately.
Third, the application indicated that the display would be 4 feet, 8 inches high. However, it
appears that the display is approximately 6 feet high. The Village Master Plan states that
outdoor displays caimot exceed 5 feet in height. Therefore, the display will need to be modified
to meet the height requirement.
The Redevelopment Department requests that above issues be resolved as stated above no later
than June 27, 1997. Failure to rectify the situation by this date will result in this matter being
tumed over the Code Enforcement Department for compliance.
If you have any questions regarding this matter, please contact me at (760) 434-2817.
