10. FINDINGS AND CONDITIONS OF APPROVAL (IF APPLICABLE) Page 1 of 2
The following findings have been made in order to approve the Administrative Redevelopment
Permit for a change in land use to medical therapy office:
1. On-premise activities and related parking requirements are compatible with the land use district
and adjacent development.
2. Adverse impacts on retail intensity or retail continuity are not likely.
3. The project is exempt from the requirements of the California Environmental Quality Act (CEQA)
per Section 15301, Class 1 (conversion of a single family structure to an office use) of the State
CEQA Guidelines and will not have an adverse significant impact on the environment.

The following conditions have been approved for the subject project:
1. This approved permit serves as the required redevelopment permit for the subject project
approving a change in land use to medical therapy office.
2. The project shall be completed according to, and be consistent with, the plans approved by the
Housing and Redevelopment Director on the date noted above. The approved plans have been
stamped by the Housing and Redevelopment Director and indicate the approval date of 12/3/98.
3. No construction shall take place until required building permits are issued. All buildings shall
be upgraded in all respects to comply with the Uniform Building Code standards for a Type B
occupancy. This includes, but is not limited to:
• Side yard setbacks and the fire resistivity of the exterior walls;
• Accessibility to all buildings on-site;
• Fully accessible interior spaces; and
• Electrical and mechanical systems that comply with commercial standards.
Compliance with Uniform Building Code standards shall be reviewed by the Building Department
during plan check.
4. Any broken or damaged curb, gutter, sidewalk or alley on the frontage of the property shall be
repaired prior to final occupancy.
5. Sign permits have not been approved as part of this application. The business owner shall be
required to submit a separate sign permit application and obtain separate approval from the City
of Carlsbad, prior to installation of any new signage on the subject property and/or buildings.
6. All thirteen (13) required parking spaces, as shown on the approved site plan, shall be installed
to the satisfaction of the Engineering and Building Departments prior to the issuance of the
certificate of occupancy for Phase I.
7. This approval shall become null and void if building permits are not issued within twelve (12)
months from the date of project approval for Phase I and eighteen (18) months from the date of
project approval for Phase II.
