Description/Explanation: This is a minor site development application for a new development located within the Carlsbad Oaks North Specific Plan area Lot 8. The proposed project is located at the northeast corner of Faraday Ave. and Whiptail Loop E. The proposed development will be a single story tilt-up concrete shell building on a 13.2 AC. site for a future industrial use. There will be one building with a total square footage of 168,000 SF (143,500 SF ground floor and 24,500 SF of mezzanine space). The site will propose new loading areas for both dock high and grade level doors, parking areas with 401 parking stalls, new landscape areas providing a gross coverage of 32% with parking areas covered at 12% along with exterior employee eating areas. The development will provide a 6' tall screen wall at the eastern property line according to the specific plan guidelines.
