HomeMy WebLinkAboutSDP 80-01; Beckman Coulter; Site Development Plan (SDP)FILE COPY City of Carlsbad Planning Department May 29, 2009 Smith Consulting Architects Attn: Mark Langan 12220 El Carnino Real, Suite 200 San Diego, CA92130 RE: SDP 80-01 - BECKMAN COULTER - FARADAY AVENUE, CARLSBAD Dear Mark: This letter is in response to your question regarding the required parking for the existing improvements and future improvements at the Beckman Coulter Facility in Carlsbad. The City will accept the present parking spaces as adequate parking for the existing site improvements as of this date (baseline). For any future interior or exterior improvements which intensify the use of the building or site, additional parking shall be provided for such improvements consistent with the City of Carlsbad parking ordinance. For tenant improvements which do not change the use of the space being improved (i.e. office to office improvements), no additional parking will need to be provided. The City understands that Beckman Coulter will be pursuing improvements to their facility. For any future improvements, the applicable Planning documents and exhibits shall include the approved baseline parking with the existing breakdown of Office, Manufacturing, and Warehouse (including cold box storage and stand alone storage facilities). The documents/exhibits will then indicate the modifications to the existing use and the parking changes associated with those modifications, based upon the City of Carlsbad standards. Any future improvements will then document the previous project parking and building uses as the baseline. The City is also requesting a new mylar site plan with the existing uses and existing parking to document the present site condition. If a Consistency Determination is proposed to be processed for future site improvements, the mylar may be done in concert with the Consistency Determination. The Planning Department is supportive of the proposal to add additional parking and for the redesign of the entry. Please note that the new parking area will need to conform to the City's design standards and landscape requirements.
