Mattox, AIA JPM Design Management 5115 Avenida Encinas, Suite C Carlsbad, CA 92008 SUBJECT: Dear John: Minor Amendment to Site Development Plan 96-14 For the Beginning/East Complex of LEGOLAND I have reviewed the information you submitted for a minor amendment of Site Development Plan 96-14 with the Planning Director. The proposed amendment is to the Beginning/East Complex and consists of a building addition of approximately 1,066 square feet of office area and approximately 2,095 square feet of storage area. The proposed addition will match the height, building materials, and building color of the existing structure. The area of the addition will be located within the Park's service area and behind an existing eight foot high screen wall. The proposal has been approved as a Minor Amendment to Site Development Plan 96-14 as provided for in Section VI. B. 4 of the Carlsbad Ranch Specific Plan. Enclosed is a copy of the plans you submitted which were used to make the determination. A copy of the plans will be retained in our files for use in reviewing your building permit plan submittal for the building addition. Beginning/East Complex Addition LEGOLAND Dear Don: As we have discussed, the purpose of this letter is to request, on behalf of LEGOLAND, an administrative approval of a minor amendment to the present Site Development Plan (SDP 96-14) consistent with Section VI.B.4 (Specific Plan Implementation Measures) of the Carlsbad Ranch Specific Plan. This request is a result of LEGOLAND's desire to construct a small building addition attached to the east face of the existing East Complex. The proposal consists of approximately 1,066 square feet of office area and approximately 2,095 square feet of storage area. The proposed addition would match the height of the existing building and would be located within the Park's service area and behind an existing 8'-0" high screen wall which fully screens this service area. This request is based on the minimal impact of this building addition to the appearance of the Park. as well as its conformance the Design Guidelines of Section III.E.3 (Development Standards and Design Guidelines) of the Specific Plan. Attached to this request is a progress s^t of design drawings that are date stamped December 22, 1999.
