SUBJECT: SDU 01-35 - DANNA SECOND DWELLING UNIT
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Second Dwelling Unit Permit, application no. SDU 01-35,
as to its completeness for processing.
The application is incomplete, as submitted. Attached are two lists. The first list is
information which must be submitted to complete your application. This list of items must
be submitted directly to your staff planner by appointment. All list items must be
submitted simultaneously and a copy of this list must be included with your submittals.
No processing of your application can occur until the application is determined to be
complete. The second list is issues of concern to staff. When all required materials are
submitted the City has 30 days to make a determination of completeness. If the
application is determined to be complete, processing for a decision on the application will
be initiated. In addition, please note that you have six months from the date the
application was initially filed, October 10, 2001 , to either resubmit the application or
submit the required information. Failure to resubmit the application or to submit the
materials necessary to determine your application complete shall be deemed to constitute
withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new
application must be submitted.

Planning:
Please submit a (2) Preliminary Tile Report dated within the past 6 months.
Engineering:
Please submit a (2) Preliminary Tile Report dated within the past 6 months.
ISSUES OF CONCERN
Planning:
1. Please show the maximum building height on the elevation drawings 'for the Second
Dwelling Unit (SDU). Pursuant to Chapter 21.10.050(1 )(f), the maximum height
limited is 14 feet if a minimum roof pitch of 3:12 is provided.
2. Please provide the roof materials for both the main dwelling and the SDU. As a
reminder, the second dwelling unit shall be architecturally compatible with the main
dwelling unit, in terms of appearance, materials and finished quality.
Engineering:
1. On the site plan:
A. Street centerline and edge of pavement.
B. Correct the driveway width to 12 feet at the front property linehight-of-way
boundary. Also, locate the driveway 6 feet from the side property line.
C. According to City records, the right-of-way width on Oak St. is 80 feet, not
60. Please correct or provide evidence to the contrary.
2. You indicate on the plans that there are no trees on site. However, observations
during a field visit confirm that a Eucalytpus tree does exist within either the public
right-of-way or front property. Show this tree on the plan and indicate if it will be
removed. If located within the public right-of-way and you plan to remove it, then
separate permission must be granted from the General Services Division of the
Public Works Department.
3. Obtain a letter from soils engineer authorizing a narrow distance of 3 feet from
building foundation to drainage swale within the side yard of the house and
garages. Any recommendations, such as deepened footings, must be included in
the letter.
