SDU 01-35 DANNA SECOND DWELLING UNIT
COMPLETENESS 4% ISSUES REVIEW
Engineering Department staff has completed a review of the above-referenced project for
application completeness. The application and plans submitted for this proposed project are
currently incomplete and unsuitable for further review due to the following incomplete
items:
<--&I. Preliminary title report dated within the last 6 months.
The following issues need to be resolved prior to resubmittal:
On the site plan, show:
a. Street centerline and edge of pavement.
b. Correct the driveway width to 12 feet at the front property linehight-of-way
boundary. Also, locate the driveway 6 feet from the side property line.
c. According to City records, the right-of-width on Oak St. is 80 feet, not 60. Please
correct or provide evidence to the contrary.
2. You indicate on the plans that there are no trees on site. However, observations during
a field visit confirm that a Eucalyptus tree does exist within either the public right-of-way
or front property. Show this tree on the plan and indicate if it will be removed. If located
within the public right-of-way and you plan to remove it, then separate permission must
be granted from the General Services Division of the Public Works Department.
3. Obtain a letter from a soils engineer authorizing a narrow distance of 3 feet from
building foundation to drainage swale within the side yard of the house and garages.
Any recommendations, such as deepened footings, must be included in the letter.
