COMPLETNESS AND ISSUES REVIEW
Engineering Department staff has completed a review of the above-referenced project
for completeness and engineering issues of concern. All items needed for engineering
review are provided for determining the application as complete. Engineering issues
which need to be resolved or adequately addressed prior to staff making a
determination on the proposed project are as follows:

Show finish floor elevation and spot elevations on plan.
Our records indicate that the existing street centerline to right-of-way width is 20
feet. The site plan indicates 15 feet. Please clarify this distance and revise
accordingly. Note: Total City general utility and access easement width is 40
feet.
Current City standards require a total of 60β Right-of-way from property line to
property line. Since Laguna Drive is currently only 40β in width, you will need to
dedicate IOβ of frontage for future road widening.
Show any existing street improvements (Le. curb, gutter or sidewalk). If there
are no improvements, and valuation of SDU exceeds $75,000, you will need to
enter into a Neighborhood Improvement agreement for future installation of
improvements A copy of current Title Report and processing fee of $310.00 will
be required.
Show existing and/or proposed sewer lateral and water service line with meter.
Show location and width of existing driveway approach. Also, new proposed
driveway approach for the second dwelling unit must be a minimum of 12β in
width within the City Right-of-way.
