The Planning Department has reviewed your Second Dwelling Unit, application no. SDU 03-09, as to its completeness for processing. The application is incomplete, as submitted. Attached are two lists. The first list is information which must be submitted to complete your application. This list of items must be submitted directly to your staff planner by appointment. All list items must be submitted simultaneously and a copy of this list must be included with your submittals, including five (5) sets of plans. No processing of your application can occur until the application is determined to be complete. The second list is issues of concern to staff. When all required materials are submitted the City has 30 days to make a determination of completeness. If the application is determined to be complete, processing for a decision on the application will be initiated. In addition, please note that you have six months from the date the application was initially filed, March 10, 2003, to either resubmit the application or submit the required information. Failure to resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application must be submitted. SDU 03-09 Planning: Site Plan: 1. Provide a larger scale site plan, drawn in a clear and concise manner. 2. Include the location, size, and use of all easements. 3. Provide the locations and dimensions of all vehicular access and off street parking. 4. Clarify the location of water and sewer lines. 5. Include the application numbers in the title block, SDU 03-09. 6. Provide existing and proposed topographic contour lines. 7. Provide the Right of Way dimension of Monroe Street. 8. Provide the location of structures adjacent to the site and within 100’ from the property lines. Buildinq Elevations and Floor Plans: 9. Provide the location of the hot water heater. 10. Provide the overall dimensions for all new and existing structures onsite. 11. Dimension the height of the second dwelling unit. The maximum height for a second dwelling unit is 14’. Additional Information requested 12. Provide the prospective rental rate for the second dwelling unit. Engineering: 13. Please provide a larger Site Plan for clarity. 14. Please clarify drainage patterns & topography. 15. Show any existing improvements (Le. curb, gutter, sidewalk, etc.). 16. Provide grading quantities (including any remedial work). 17. Show all access & utility easements as noted in the title report. Enclosed is a redlined check print for the applicant’s use in making requested revisions. This print should be returned with the corrected submittal to facilitate continued staff review. II 1 If the applicant has any questions regarding these comments they can contact Taniya Barrows, directly at ext 2773. ISSUES OF CONCERN Planning: I. Provide photos of the existing remaining structures to determine design compatibility. Additional comments may follow based on future submittals. 2. The location of the 2"d dwelling unit does not meet the minimum yard setbacks. Prior to next submittal relocate the second dwelling in order meet all yard setbacks. Fire: 3. This proposed project shall be required to install an Automatic Fire Sprinkler (AIS) system to satisfy FIRE access because, the setback to the nearest point of Fire Department Access is greater than 150 feet. In addition the A/S System shall be designed to National Fire Protection Assn - Standard 13 R. 4. The other concern is the delivery of Emergency Medical Services. The overall length of the private drive, at 220 feet in length and no proposed conforming turnaround, may be difficult for our personnel to maneuver an ambulance thus, resulting in potential delays in accessing the residence.
