Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning Department has reviewed your Administrative Permit, application no. SDU 94-01, as to its completeness for
processing.
The application is complete, as submitted. Although the initial processing of your application may
have already begun, the technical acceptance date is acknowledged by the date of this
communication. The City may, in the course of processing the application, request that you clarify, amplify, correct or otherwise supplement the basic information required for the application. In
addition, you should also be aware that various design issues may exist These issues must be
addressed before this application can be scheduled for a hearing. The Planning Department will
begin processing your application as of the date of this communication.

ISSUES OF CONCERN
NO. SDU 94-01 - LADWG SECOND
1. The building elevation(s) should be enhanced to provide more architectural interest and to
achieve more of a single family appearance along McCauley Lane. Suggested enhancements could include donna with paned windows, french doors leading to a balcony which is
extended along the width of the McCauley Lane elevation, upgraded roll-up doors with
window treatments, or shed roof.

Thank you for submitting the lot finished grade elevations. In addition to these devations,
however, topographical information should also be shown. Therefore, please show existing contour lines on the plan. As shown, the southwest comer of the lot does not surface drain
to the north, where does this runoff go? Additionally, why is an aria drain proposed? If no grading is being proposed, then why is the drainage configuration being altered? Also,
in accordance with City Standards, a 5 foot minimum distance must be maintajned from any structure to the drainage runoff flow line, currently this 5 foot minimum is not being
achieved at the northwest comer of the proposed structure. Finally, City Standards
discourage the use of area drains with d outlets. Please revise the drainage in accordance with City Standard GS-15.
Please indicate the location and future disposition of the utility easement, referred to as item No. 5, in the preliminary Title Report (PTR) Interim Bind=.
Please label existing concrete sidewalk.
Please label plan as SDU 94-01. Also, under the notes section, there is a note which refers
to "Planning Commission or City Council action", this application is an administrative
approval; therefore, please delete this ,note.
