HomeMy WebLinkAboutSDU 94-01; Ladwig Second Unit; Second Dwelling Unit (SDU) (7)MEMORANDUM July 1 1,1994 TO: SENIOR PLANNER - CHRIS DECERBO From: Assistant Engineer - Land Use Review Via: Assistant City Engineer A& SDU 94-01; LADWIG SECOND UNIT The Engineering Department has completed its review of the above referenced project for application completeness and has determined that the application and plans submitted for this project are complete and suitable for continued review. Staff has completed a review of the project for Engineering issues. Engineering issues which need to be addressed before a determination on this project can be made, are as follows: 1. Thank you for submitting the lot finished grade elevations. In addition to these elevations, however, topographical information should also be shown. Therefore, please show existing contour lines on the plan. As shown, the south west corner of the lot does not surface drain to the north, where does this runoff go? Additionally, why is an area drain proposed? If no grading is being proposed, then why is the drainage configuration being altered? Also, in accordance with City Standards, a 5 ft. minimum distance must be maintained from any structure to the drainage runoff flow line, currently this 5 ft. minimum is not being achieved at the north west corner of the proposed structure. Finally, City Standards discourage the use of area drains with curb outlets. Please revise the drainage in accordance with City Standard GS-15. 2. Please indicate the location and future disposition of the utility easement, referred to as item No. 5, in the Preliminary Title Report (PTR) Interim Binder. 3. Please label existing concrete sidewalk. c SDU 94-01; LADWIG SECOND UNIT - COMPLETENESS MEMO PAGE: 2 JULY 11,1994 4. Please label plan as SDU 94-01. Also, under the notes section, there is a note which refers to "Planning Commission or City Council action", this application is an administrative approval; therefore, please delete this note. Attached is a redlined check print of the project for the applicants use. The applicant must return this checkprint with the revised plans to assist staff in our continued review.
