HomeMy WebLinkAboutSDU 94-02; Casler Second Dwelling Unit; Second Dwelling Unit (SDU) (10)MEMORANDUM October 20, 1994 h TO: SENIOR PLANNER - CHRIS DECERBO From: Assistant Engineer - Land Use Review Via: Principal Civil Engineer - Land Use Review SDU 94-02; CASLER SECOND UNIT COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT Engineering Department staff have completed a review of the above referenced project for application completeness and have determined that the application and plans submitted for the project are complete and suitable for continued review. Engineering Issues which must be resolved prior to staff making a determination on this project are as follows: 1. Please submit a Preliminary Title Report (PTR) which has been issued within the past six months. 2. Please identify any easements, as referenced in the PTR, on the Site Plan, and indicate the future disposition of the easements. Traffic and Circulatioa 1. Please provide project Average Daily Traffic (ADT) on the Site Plan. ADT for this project is 16. 2. Provide for a "P" vehicle turning radius (R = 24ft.) in the driveway at the garage. Please indicate the radius on the Site Plan. Additionally, does this entire parking area/driveway currently exist? Please indicate if this area exists, on the Site Plan. 3. Please identify pedestrian access to the proposed unit. What kind of ground cover currently exists in this area? SDU 94-02; CASLER SECOND UNIT PAGE: 2 OCTOBER 20,1994; C. Please indicate existing vegetation and any removal/relocation of any vegetation on the Site Plan. 3. Identify any potential grading quantities (i.e., cut/fill, import/export). If no grading is proposed, please indicate this on the Site Plan. Saver 1. Please indicate the location of the proposed sewer line (tying into the "point of connection") and cleanouts, as indicated on the Site Plan. Attached for the applicant's use for making plan revisions is a redljned check print of the project.
