SUBJECT: SDU 94-02 - CASLER SECOND DWELLING UNIT
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning Department
has reviewed your Second Dwelling Unit Permit, application no. SDU 94-02, as to its
completeness for processing.
The application is complete, as submitted. Although the initial processing of your application
may have already begun, the technical acceptance date is aclmowledged by the date of this
communication. The City may, in the come of processing the application, request that you-
CKQ, amplify, correct or otherwise supplement the basic infomation required for th;
application. In addition, you should also be aware that various design issues may exist. These
issues must be addressed before this application can be scheduled for a hearing. The Planning
Department will begin processing your application as of the date of this communication.

ISSUES OF CONCERN
Proiect No. SDU 94-02 - Casler Second Dwelling Unit
PLANNING:
1. The proposed second dwelling unit does not comply with the 20 foot rearyard setback
requirement. Please relocate second unit 20 feet off of the rear (westerly) property line.
2. Label plan as SDU 94-02.
3. Site plan should be amended to delete reference to proposed second dwelling unit as
ffAccessory Living Area, Guest House or Accessory Living Quarters". Please label use
as "Second Dwelling Unit".
4. Revise Summary Table to specify correct setbacks: Front - 20', Side - 10', and Rear - 20'
and to add General Plan: RLM.
5. Please remove "Coastal Permit: Exemption" note from site plan. The project is within
the Mello II segment of Carlsbad's Coastal Program and will require a Coastal Permit.
6. Provide one 8 1/2" x 11" location map (suggested scale 200").
ENGINEERING:
Land Title
1. please submit a Preliminary Title Report (PTR) which has been issued within the past six
months.
2. Please identify any easements, as referenced in the PTR, on the Site Plan, and indicate
the future disposition of the easements.
Traffic and Circulation
3. Please provide project Average Daily Traffk (ADT) on the Site Plan. ADT for this
project is 16.
4. Provide for a "P" vehicle turning radius (R = 24 ft.) in the driveway at the garage. Please
indicate the radius on the Site Plan. Additionally, does this entire parking arddriveway
currently exist? Please indicate if this area exists, on the Site Plan.
5. Please identify pedestrian access to the proposed unit. What kind of ground cover
currently exists in this area?
Grading and Drainanie
6. Please indicate existing/proposed topography on the Site Plan.
7. Please indicate existing vegetation and any removal/relocation of any vegetation on the
Site Plan.

8. Identify any potential grading quantities (i.e., cut/fill, impo~export). If no grading is
f proposed, please indicate this on the Site Plan.
Sewer
9. Please indicate the location of the proposed sewer line (tying into the "point of
connection") and cleanouts, as indicated on the Site Plan.
Attached for revisions is a redlined check print of the project. This check print must be
returned with the revised plans to facilitate continued staff review.
