The Planning Department has reviewed your Second Dwelling Unit Permit, application no. SDU 94-03, as to its completeness for processing. The application is complete, as submitted. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. The City may, in the course of processing the application, request that you clarify, amplify, correct or otherwise supplement the basic information required for the application. In addition, you should also be aware that various design issues may exist. These issues must be addressed before this application can be scheduled for a hearing. The Planning Department will begin processing your application as of the date of this communication. SDU 94-03 - OSBURN SECOND DWELLING UNIT PLANNING: 1. 2. 3. 4. 5. 6. 7. 8. 9. Please identify on the plan, the location, size and use of all easements which are on the subject property. Please idenw on the plan the location of water and sewer lines. Please add the following to the plan under Project Summary, LAND USE: RLM. Plk indicate existing/proposed topography on the site plan. Please indicate existing vegetation and any removal/relocation of any vegetation on the site plan. Provide one 8 1/2" x 11" location map (suggested scale 200"). Site plan should be revised to delete reference to proposed second dwelling unit as "Guest Room or Remodel/Addition"). Please label use as "Second Dwelling Unit". Label plan as SDU 94-03. The building elevations should be enhanced to provide more architectural interest. Suggested enhancements could include paned windows, dormers, eaves over garage door, or wood trim. ENGINEERING: Traffic & Circulation: 1. Please provide project Average Daily Traffic (AD") on the Site Plan. ADT for this project is 16. 2. In accordance with City Standards, the proposed driveway must be located at a 3 ft. minimum away fiom the property line. City Standards also require a minimurn driveway width of 12 ft. Please make these revisions on the Site Plan. Additionally, please be advised that a right-of-way permit will be required to construct the driveway approach. Gradinp and Drainage: 3. Identify any potential grading quantities (i.e., cuvfill, import/export). If no grading is proposed, plea$e indicate this on the Site Plan. 4. Please indicate proposed drainage patterns on the Site Plan. c h 5. Please show off-site topography, as indicated on the Site Plan. Sewer: 6. Please indicate the location of the proposed sewer line and cleanouts on the Site Plan. Do not locate any sewer cleanouts within the proposed driveway. 7. Please add the "Carlsbad Municipal Water District" as the sewer and water agency under the Project Summary, on the Site Plan.
