EXISTING ON SITE DRAINAGE DEFICIENCY
Dear Sir,
For your information, a field review recently conducted by both Engineering and Planning
Department staff has indicated that your lot has drainage deficiencies at a low spot condition
located at the northeast corner of your existing residence. As part of your project review,
staff informed and directed your architect to detail how they would mitigate this drainage
deficiency. The architect has stated, and indicated on the site plan, that a drain inlet and pipe
currently exists at this location. The architect informed staff that the flooding which we
observed was due to an obstructed storm drain on adjacent property.
Regardless of how the water reached this location, the existing yard drain should have
discharged any standing water. It seems that a deficiency with this existing yard drain system
may exist at this location on your property. However, since positive drainage still can be
achieved, before inundating the proposed second dwelling unit, staff will not make an issue
of this deficiency, other than making you aware that this condition does exist. This drainage
deficiency is a private matter and it would be to your benefit to remedy the situation.
