Drainage and Erosion Control: Drainage Basin: D Preliminary Hydrology Study Performed by: N/A Erosion Potential: Low A field review by both Engineering and Planning Department staff indicated that the existing lot has drainage deficiencies at a sump condition located at the northeast corner of the existing residence. Staff directed the applicant to detail how they would mitigate this drainage deficiency. The applicant has stated that a drain inlet and pipe exist at this location, and have indicated this on the site plan, and that the flooding observed by staff was due to an obstructed storm drain on adjacent property. Regardless of how the standing water reached this location, the existing yard drain should have discharged any standing water. It seems that a deficiency with this existing yard drain system still may exist at this location on the property, however, positive drainage still can be achieved, as a fail safe over flow ,condition, before inundating the proposed second dwelling unit. Therefore, this drainage deficiency is considered to be a private matter, to be mitigated by the property owner.
