HomeMy WebLinkAboutSDU 95-01; Dunning Second Dwelling Unit; Second Dwelling Unit (SDU) (15)MEMORANDUM $ '3 L January 27, 1995 TO: SENIOR PLANNER - CHRIS DECERBO From: Assistant Engineer - Land Use Review Via: Assistant City Engineer w &P SDU 95-01; DUNNING GUEST HOUSE COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT Engineering Department staff have completed a review of the above referenced project for application completeness and have determined that the application and plans submitted for the project are complete and suitable for continued review. Engineering Issues which must be resolved prior to staff making a determination on this project are as follows: Traffic and Circulation 1. Please provide project Average Daily Traffic (ADT) on the Site Plan. ADT for this project is 16. 2. Delete any reference to on-street parking. Any on-street parking is public and therefore cannot be utilized as designated parking for a particular project. 3. Please change the curb to curb street width to 40 ft. 4. Please show the 5 ft. sidewalk as existing. 5. Please show pedestrian access to the proposed guest house. (Concrete sidewalk is recommended.) Gradincr and Drainacre 1. Please indicate existing/proposed topography on the Site Plan. 2. Please show the existing playset and trellis, located adjacent to the existing structure, and indicate any removal/relocation of these items on the Site Plan. 3. The proposed drainage patterns which were indicated on the Site Plan will not function. A field review indicated that a sump condition exists at the northeast corner of the existing structure. Please show a drainage design (e.g., lot regrading, yard subdrain with inlet/invert/outlet elevations, etc.) detailing how this lot will drain. This is a major staff concern. r- -. If no grading is proposed, please indicate this on the Site Plan. (Remember positive drainage must be provided for this lot.) 5. City Standards indicate that a structure must have a 5 ft. minimum setback from any slope or drainage flowline. As currently shown, the proposed guest house does not meet this requirement. Therefore, please relocate the proposed guest house in accordance with this standard. 6. Please show the existing verticle timber retaining wall and correct slope (i.e., the slope bench.) 1. Please show the existing 5 ft. tree and landscape easement, in accordance with Map 8350. Indicate the future disposition of this easement. 2. Add SDU 95-01 to the Site Plan. Attached for the applicant’s use for making plan revisions is a redlined check print of the project. This check print must be returned with the revised plans to facilitate continued staff review.
