SDU 95-02; SANTA CLARA SECOND DWELLING UNIT (BURT RESIDENCE)
COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT
Engineering Department staff have completed a review of the above referenced project for
application completeness and have determined that the application and plans submitted for the
project are complete and suitable for continued review. Engineering Issues which must be
resolved prior to staff making a determination on this project are as follows:
Traffic and Circulation
1. Please provide project Average Daily Traffic (ADT) on the Site Plan. ADT for
this project is 16.
2. Please delineate the six (6) parking spaces on the site plan. Please be advised,
any reference to on-street parking as specific parking for this proposed project,
cannot be utilized. All on-street parking is considered public parking and
therefore cannot be designated as project parking.
3. Please indicate the existing curb, gutter, sidewalk and street width on the site
plan.
5. Please show pedestrian access to the proposed guest house. (Concrete
sidewalk is recommended.)
Grading and Drainaue
1. Please indicate existing/proposed topography on the site plan.
2. Please show and label all existing slopes on the site plan. City Standards
indicate that a structure must have a 5 ft. minimum setback from any slope or
drainage flowline. As currently shown, staff cannot determine if this standard
is being met.
3. Please show any existing auxiliary structures, and indicate any
removaVrelocation of these items on the site plan.

1. Please add a General Note to the site plan stating that there are no easements
on this property since none were indentified in the project's Preliminary Title
Report (PR).
2. Add SDU 95-02 to the Site Plan.
3. Please add a Vicinity Map to the site plan.
4. Please indicate the legal description of the property, in accordance with the PR,
under the Project Information on the site plan.
Attached for the applicant's use for making plan revisions is a redlined check print of the
project. This check print must be returned with the revised plans to facilitate continued staff
review.
