SDU 95-02 - BURTSECOND DWELLING UNIT Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning Department has reviewed your Second Dwelling Unit Permit, application no. SDU 95-02, as to its completeness for processing. The application is complete, as submitted. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. The City may, in the course of processing the application, request that you clarify, amplify, correct or otherwise supplement the basic information required for the application. In addition, you should also be aware that various design issues may exist. These issues must be addressed before this application can be scheduled for a hearing. The Planning Department will begin processing your application as of the date of the communication. Please show the existing accessory structures on site plan. 2. Please add the following to the plan under Project Information, LAND USE: RLM. 3. Please indicate existing and proposed topographic contours on the site plan. 4. Please label site plan as SDU 95-02. 5. It is recommended that the building elevations be enhanced where possible to provide more architectural interest. Suggested enhancements could include paned windows, dormers or wood trim. 6. The required side and rearyard setbacks are 7'6" and 15' respectively. Please relocate proposed second dwelling unit to meet these setbacks. 7. Please identify the location of the required onsite parking space for the proposed second dwelling unit. 8. Please add a site location/vicinity map to the site plan. ENGINEERING 1. 2. 3. 4. 1. Traffic and Circulation Please provide project Average Daily Traffic (ADT) on the Site Plan. ADT for this project is 16. Please delineate the six (6) parking spaces on the site plan. Please be advised, any reference to on-street parking as specific parking for this proposed project, cannot be utilized. All on-street parking is considered public parking and therefore cannot be designated as project parking. Please indicate the existing curb, gutter, sidewalk and street width on the site plan. Please show pedestrian access to the proposed guest house. (Concrete sidewalk is recommended). Gradincl and Drainacre Please indicate existing/proposed topography on the site plan. . City Standards indicate that a structure must have a 5 ft. minimum setback from any slope or drainage flowline. As currently shown, staff cannot determine if this standard is being met. Please show any existing auxillary structures, and indicate any removal/relocation of these items on the site plan. Please add a Vicinity Map to the site plan. Please indicate the legal description of the property, in accordance with the PR, under the Project Information on the site plan. Attached for the applicant’s use for making plan revisions is a redlined check print of the project. This check print must be returned with the revised plans to facilitate continued staff review.
