The application and plans submitted for this project incomplete and unsuitable for further engineering review due to the following missing or incomplete items: 1. Location of water and sewer lines to the proposed second dwelling unit. 2. Width of Pine Avenue. 3. Existing and proposed topographic and contour lines; building pad elevations. In addition, the Engineering Department made a preliminary review of the project for Engineering issues. Engineering issues which need to be resolved or adequately addressed prior to conditioning of the project are as follows: 1. There is inadequate area for vehicles to access the garage. As proposed, vehicles will not be able to enter the right side of the garage. 2. To avoid having dirt being carried on to Pine Avenue, the driveway leading to the garage is to be paved. 3. The site plan should indicate the drainage pattern of the lot, 4 Please note that a condition of approval of this project is for the applicant to sign and execute a Future Improvement Agreement for installation of the street improvements to Pine Avenue along the frontage of the subject parcel. Attached is a redlined check print set of the project. Please forward this plan set to the applicant for corrections and changes as noted. The applicant must return this plan set with the corrected plans to assist us in our continued review. If you have questions regarding any of the comments above, please contact me at extension 4380.
