The Planning Department has reviewed you; Second Dwelling Unit, application no. SDU 97-01 , as to its completeness for processing. The application is complete, as submitted. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. The City may, in the course of processing the application, request that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. In addition, you should also be aware that various design issues may exist. These issues must be addressed before this application can be scheduled for a hearing. Please add the following information items to the plans: a. rear setback dimension; b. width of adjacent street (Pine Avenue); c. sewer service provider (Carlsbad); d. locations and dimensions of proposed parking spaces; e. distance between buildings/structures (proposed); f. existing contour lines; g. proposed contour lines (if any change is proposed); and, h. the name of the engineer or architect who drew the plans. 2. The proposed new (replacement) garage appears to be divided - possibly to provide a separate single-car garage for each unit (the primary unit and the second dwelling unit). However, City regulations require that you provide a 2-car, 20’ x 20’ (minimum interior dimension) garage for the primary unit. The single parking space required for: the second dwelling unit can be covered or uncovered, but its location must be shown on the plans. 3. Please submit a type written list of names and addresses of all property owners within a 300 foot radius of the subject property, including the applicant and/or owner. The list shall include the San Diego County Assessor‘s parcel number from the latest equalized assessment rolls. Engineering: 1. 2. 3. 4. 5. 6. 7. Location of water and sewer lines to the proposed second dwelling unit. Width of Pine Avenue. Existing and proposed topographic and contour lines; building pad elevations. There is inadequate area for vehicles to access the garage. As proposed, vehicles will not be able to enter the right side of the garage. To avoid having dirt being carried on to Pine Avenue, the driveway leading to the garage is to be paved. The site plan should indicate the drainage pattern of the lot, Please note that a condition of approval of this project is for the applicant to sign and execute a Future Improvement Agreement for installation of the street improvements to Pine Avenue along the frontage of the subject parcel.
