Carlsbad, CA 92008 October 7,1997 City of Carlsbad Planning Department 2075 Las Palmas Dr. Carlsbad, CA 92009-1 576 Subject: Case # SDU 97-13 Greetings: We received notice of the subject case number regarding a "mother-in-law quarters" at 2323 Kimberly Court, Carlsbad (in the Brentwood Heights subdivision). My wife and I strongly oppose this build-out on the following grounds: 1) It increases the free-standing dwellings in the development (presumably with no increase in revenue to the Brentwood Heights Association). 2) It increases the density of the subdivision - contretemps with one of the main reasons many residents paid a premium to buy here. 3) This unit could easily be used as a rental property, completely at odds with the neighborhood's design intent and character. (If this use is not exercised by the current owner, it very well might be by the next). 4) This building would not be of the same value as the existing homes and would therefore command a lower rent than an existing home would, thereby changing the character of the neighborhood in a detrimental way. We certainly endorse our neighbor's rights to enjoy their property and endorse the maximum freedoms of a democracy. However, based on the nature of the area that existed when we purchased our home, the environment we believed would continue to exist based on the Codes, Covenants, and Restrictions, and the reasons cited above, we oppose the proposed build-out. Sincerely, C.. "ark Morel I' Director-Brentwood Heights Homowner's Assn.
