RE: CDP 98-17/SDU 98-02 - GUNTER RESIDENCE
Dear Mr. DeCerbo:
Enclosed is a resubmittal of our application for a Coastal Development Permit and Second
Dwelling Unit, with modifications based on the staff comments. I met with Mari Sparks on March
12 to review the engineering comments, and the revised plans include the requested information,
as summarized below.
Planning:
1. The maximum building height of the second dwelling unit has been added to the building
elevation sheet.

Sewer and water to the property are provided by the Carlsbad Municipal Water District,
and the site is within the Carlsbad Unified School District. This information has been
added to the first sheet of the plan set.
The bearings and distances have been added to the plans.
There are no fences proposed as part of this project.
The street grade adjacent to the property has been added to Sheet 3.
The street section for Sunnyhill Drive has been added to Sheet 3.
The easements as noted in the title report have been added to Sheet 3.
The location of sewer and water services have been added to Sheet 3, including mains and
laterals, and the water meter. No sewer cleanout is known to exist.

The driveway is proposed to be concrete, and additional notations have been added to the
plans for clarity.
The toe of the slope relative to the driveway (which occurs opposite the main house
garage) has been revised to be 2' away from the property line, per the City of Carlsbad
Standard GS- 14.
The edge of the driveway in front of the main house garage area has been modified based
on the changes in slope location (see item 9).
The flow line of the drainage swale has been moved to be 5 ' from the building.
Parcels adjacent to this property are existing single family lots with public street access.
There is no undeveloped land adjacent to this property, and no access is provided to
adjacent parcels.
Earthwork volumes have been added to Sheet 3. As indicated in the application forms, cut
and fill volumes will be balanced at 530 cubic yards.

you with the information necessary to deem the application complete and schedule for public
