Five second units have been previously approved to be located on Lots 6, 12,22,58, & 69. We believe the proposed revisions can be approved under the Planning Department's Policy No. 35, Guidelines for Substantial Conformance Determinations (enclosed), since the proposed revisions meet all of the criteria therein. The revisions are proposed solely to enhance the exterior architecture of the unit. The revisions do not propose any changes to the locations of the second units, building height, density, land use, nor will they create any additional environmental impacts. The proposed revisions do represent upgrade to the previously approved design of the exterior architecture. The revision are described below: 0 The 'pop-out' closest to the street on the front elevation has been shifted from being flush with the right side of the structure to the middle of the front wall. This allows the second building plane to be divided by the 'popout'. 0 The entryway to the stairway for the second unit has been enhanced slightly by extending the entryway by 3'4'' so that it is flush with the building plane on the opposite side of the garage door. A deck has been added to the unit which will be accessible only to the tenant of the second unit. A small storage closet has been added and is accessible from the deck. As you can see from the new plans, the second unit has been 'flipped' over the garage. This was done to accommodate access to the deck. The windows at the deck area have been changed to fit in with the deck and provide an improvement to the architecture to what was previously approved. The deck itself was added to enhance the exterior architecture, but we also feel it provides a better floor plan for the second unit as well. 5900 Pasteur Court Ste 150 Carlsbad CA 92008 760-438-1465 Fax 760-438-2443 The garage doors have been changed to put the single car garage door closest to the second unit. This was not done on the Model unit since this foundation has already been poured. Other than the Model however, the single car garage door will be located near the second unit. The overall square footage for the second unit has been changed from 587 SF to 607 SF. This represents an increase in square footage of 20 SF, or 3.4%.
