PROJECT DESCRIPTION/EXPLANATION
PROJECT NAME: Village J and Q-1 Second Units
APPLICANT NAME: UDC
This application is for a Second Dwelling Unit Administrative Permit for second units in Village J
and Q-1 of Rancho Carrillo. Nine second units are proposed; 6 in Village J and 3 in Village Q-1.
As shown on the enclosed Site Plan, the units are proposed for lots 6,23,28,43,53, & 61 of
Village J (CT 93-01) and on lots 44,72, & 77 of Village Q (CT 93-04). All lots in both Village J
and Village Q-1 are larger than 7500 square! feet. The Floor Plans and Elevations that
accompanies this application shows the design of the unit.
The rental price of each second unit shall not exceed the rate as established by the City of
Carlsbad for a 80% low income household. Currently, as shown on the Rental Rate Calculations
Chart accompanying this application, for a family of two, the maximum rental rate is $797.00.

SECTION II - CONDITIONS FOR COMPLIANCE

1. A second dwelling unit is an attached or demched dwelling unit which is located on the same lot
as an existing owner-occupied single family detached dwelling unit and is:
a. Suitable for use as a complete living facility with provisions within the facilin. for cooking,
eating, sanitation and sleeping;
b. Occupied by one or more persons: and
c. Subordinate to the main dwelling unit.

3. The Propcrry Owncr(s) agrees to the following terms and conditions:
a. The proprrty and residence rcfmccd above mwt not contain a second residential dwelling unir
unless it is in compliance with the second dwelhg unit adminisuative permit provisions of the
Zoning Ordinance of the City of Carlsbad.
b. The Prop& oWner(s) shall reside in dtha tht main dwelling unit or second dwelling unit
described hove, now, and for the life of this agrranmt. "Owncr" shall include a lessee if the
leasehold includes both the main dwelling unit and the sand dwelling unit.
E. The Second Dwelling Unit may only be rrnted and shall not be sold scp-eiy from the main
dwelling unit, unless the lot on which such units are Iod is subdivided.
d. The Property Owner@) agrce to rent the Second Dwelling Unit at a monthly rental rate which
shall not exceed an amount equal to 30% of the gross monthly income of a low-income
household, adjusted for household si#, at 80% of the San Diego County median income.
e. A copy of this agreement and Affidavit must be givm by the Property Owner(s) to prospective
purchasers of the property prior to tntaing into a sales contract for said property.
SECTION III - AFFIRMATION AND AGREEMENT
