PROJECT DESCRIPTION/EXPLANATION
PROJECT NAME: Village J and Q-1 Second Units
APPLICANT NAME: UDC
This application is for a Second Dwelling Unit Administrative Permit for second units in Village J
and Q-1 of Rancho Carrillo. Nine second units are proposed; 6 in Village J and 3 in Village Q-1.
As shown on the enclosed Site Plan, the units are proposed for lots 6,23,28,43,53, & 61 of
Village J (CT 93-01) and on lots 44,72, & 77 of Village Q (CT 93-04). All lots in both Village J
and Village Q-1 are larger than 7500 square feet. The Floor Plans and Elevations that
accompanies this application shows the design of the unit.
The rental price of each second unit shall not exceed the rate as established by the City of
Carlsbad for a 80% low income household. Currently, as shown on the Rental Rate Calculations
Chart accompanying this application, for a family of two, the maximum rental rate is $797.00.

The property and residence refmcd above must not contain a second residential dwelling unit
unless it is in compiiancc with the second dwelling unit adminisParive permit provisions of the
Zoning Ordinance of the City of Carisbad.
The Prop& Owntr(s) shall reside in either the main dwelling unit or second dwelling unit
described above, now, and for the life of this agmmmt. "Owner" shall include a lessee if the
leasehold includes both the main dwelling unit and the second dwelIing unit.
The Second Dwelling Unit may only be rented and shall not be sold separateI\p fiom the main
dwelling unit, unless the Iot on which such units arc located is subdivided.
The Prop- Owner(s) agree to rent the Second Dwelling Unit at a monthly rental rate which
shall not exceed an amount equal to 30% Of the gross monthly income of a low-income
household, adjusted for household sizt, at 80% of the San Diego County median income.
A copy of this agreement and Affidavit must be given by the Property Owner(s) to prospective
purchasers of the property prior to entering into a saies conuact for said property.
