The Engineering Department has completed its review of the above referenced
project for application completeness and has determined that the application and
plans submitted for this project are complete and suitable for continued review.
The following issues must be addressed:
Issues:
1. The line of the drainage swale must be 5’ from the building and 2’ from the
property line, i.e. the house must be 7’ from the property line. (Refer to Standard GS - 14). As an alternative, a letter from a registered soils engineer
recommending the swale be less than 5’ from the building may be accepted.
2. Future plans should clearly indicate how drainage will be handled.
Please add the following conditions of approval to the governing
resolution:
1. Prior to hauling dirt or construction materials to or from any proposed
construction site within this project, the developer shall submit to and
receive approval from the City Engineer for the proposed haul route. The
developer shall comply with all conditions and requirements the City
Engineer may impose with regards to the hauling operation.
2. The developer shall pay all current fees and deposits required.
3. All needed public improvements upon and adjacent to the building site
must be constructed at time of building construction if the value of the
construction exceeds $50,000 pursuant to Code Section 18.40.040.
Public improvements shall include, but not be limited to, paving,
base, sidewalks, curbs and gutter, and grading.
