SUBJECT: SDU 99-27 - GROSSE SECOND DWELLING UNIT
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Second Dwelling Unit Permit, application no. SDU 99-27, as
to its completeness for processing.
The application is complete, as submitted. Although the initial processing of your
application may have already begun, the technical acceptance date is acknowledged by the
date of this communication. The City may, in the course of processing the application,
request that you clarify, amplify, correct, or otherwise, supplement the basic information
required for the application. In addition, you should also be aware that various design
issues may exist. These issues must be addressed before this application can be scheduled
for a hearing. The Planning Department will begin processing your application as of the
date of this communication.

ISSUES OF CONCERN

Engineering:
1. Prior to issuance of a building permit, the applicant shall demonstrate the availability
of an adequate sewer system for the project. In an existing private sewer system is
to be utilized, the applicant shall demonstrate there is capacity in the existing
system to accommodate this project.
Fire:
1. The existing access does not conform to minimum width per Uniform Fire Code (20
feet). Additionally, the existing road width limits the ability of emergency
responders to utilize the closest fire hydrant. Please revise the plans to address this
concern.
2. The submittal does not include a fire protection landscape plan depicting 60 feet of
defensible space around the proposed dwelling. Please revise the plans to address
this concern.
3. The distance from the nearest fire hydrant to the proposed dwelling exceeds the
maximum allowable for residential development (250 feet). Therefore an additional
on site fire hydrant is required. Please revise the plans accordingly.
