To Whom It May Concern:
Attached is our application for a Second Dwelling Permit for a Subdivision that was
approved as CT 96-08. Condition #15 of the Planning Commission Resolution No. 4274
states, “The developer must obtain approval of Second Dwelling Unit permits for each of
the two required second dwelling units prior to approval of Building Permit for those
units.”
The building plans have been approved and the record map was recorded on June 7,
1999. Additionally, an Affordable Housing Agreement has been agreed to and provided
to the City of Carlsbad Redevelopment and Housing and Redevelopment Department.
The attached plan indicates that on lots 2 and 8 we will construct two homes containing
3,216 square feet with the affordable unit comprising 640 square feet and the remainder
of the home containing 2,576 square feet. Both of these homes will maintain 3 car
garages with additional 3 spaces located in the driveways. The second dwelling units
will maintain a separate entry from the single garage space that accesses from a staircase.
The Affordable Housing Agreement will be recorded and given to the ultimate purchaser
of the homes. This particular project has been additionally described as Centerstone or
Jeffersodchinquapin and included approval for SDP 97-22, CDP 97-04 and of course the
tract map CT 96-08.
The proposed rental rate will be as approved in the Housing Agreement in that the
monthly rent shall not exceed 1/12fi of 30% of the gross annual income of a low-income
household, adjusted for size, at 80% of the San Diego median income.

a. The property and residence referenced above must not contain a second r&btial dwelling 1;nir
unless it is in compliance with thc second dwellhg unit administrativc pmit pmvisions of the.
Zoning Ordinance of the City of Carlsbad.
b. The Property Owner(s) shall rcside in either the main dwelting unit or second dweIling unit
descrjbcd above, now, and for the life of this agreement. “Owner“ shall include a lessee if the
leasehold includes both the main dwelling unit and the second dwelling unit.
c. The Second Dwelling Unit may only be rented and shall not be sold separately from the main
dwclling unit, unless the lot on which such units are located is subdivided.
d. The Property Owner(s) agree to rent the Second Dwelling Unit at a monthly rental rate which
shall not exceed an amount equal to 30% of rhc gross monthly income of a low-income
household, adjusted for household size, at 80% of the San Diego County median income.
e. A copy of this agreement and Affidavit must be given by the Propem Owner@) to prospecrive
purchasers of Ihc property prior to entering into a sales contract for said propcw.
