(TANGLEWOOD
The proposed Tanglewood development is a recreational-living
community, consisting of 501 Townhouse dwelling units to be
located on the ridge and valleys on the east side of El Camino
Real, between Marron Road and Elm Avenue.
The project will consist of 2, 3 and 4 bedroom units. Each
dwelling unit will have a two car garage and it's own enclosed
patio.
Architecture will be of Mediterranean motif utilizing wood,
stucco, and masonry building materials. The colors used will
be of earth tones. Roofs will be of mansard shake shingle with
the exception of those structures adjacent to El Camino Real.
These units will have red tile mansard roofs. Thus keeping
with the old Spanish trail concept for El Camino Real.
Two major recreation facilities with recreation buildings,
pools, cabanas, and play areas are proposed. One other large
recreation area is to be provided with yet to be determined
facilities. Tot lots are to be scattered throughout the project
as the demands arise.
All open areas are to be landscaped and sprinkled, utilizing plant
materials that are best capable of growth in the Carlsbad area.
The exteriors of all buildings, open spaces, and recreation facilities
will be maintained by an established homeowners association.
All streets and 24 foot wide alleys are to be dedicated to the City
of Carlsbad.
The site has been designed in a manner that provides for the
maintaining of natural slopes, considers existing topography and
views, and keeps the manufactured 1 1/2:1 cut and fill slopes to
a mi nimum.
All manufactured slopes will be planted and irrigated to provide
maximum coverage in the shortest period of time. These slopes will
also be maintained by the homeowners association.
This project will provide a pedestrian walkway system of 3 to 6 foot
wide concrete walks that will conveniently lead to the recreation
facilities, parking areas, and other points of interest.

The buildings have been placed in a manner that provides minimal
visual exposure of garages with the emphasis being on the views
and landscaped open spaces.
The streets have been designed to provide easy access to and from
the project and circulation for service vehicles while maintained
privacy for those living in the community.
Of the area included in the Specific Plan, approximately 15.3 acres
is to be deeded to the City of Carlsbad for park.

APPLICATION FOR ADOPTION OF SPECIFIC PLAN
The applicant hereby requests the following to be added to the
approval for Specific Plan:
1. Construction of the model structures and related swimming
pools, recreation buildings, and other structures as indicated
on the model site detail will be permitted upon approval of this
Specific Plan by the City Council. Said structures are not to
be utilized for other than sales purposes until a final sub-
division map has been filed for the units involved.
2. The sidewalks normally placed adjacent to the curb on dedicated
streets shall be constructed in a meandering fashion and made a
part of the pedestrian traffic system for the project. The sidewalk
will provide for access from the adjacent street at various
locations. The landscaping and street trees shall be made an
integral part of the landscaping for the project.

1) Our proposed entry monument signing that we wish to
place at the intersections of El Camino Real and Elm
Avenue; "A" Street and Elm Avenue; and Marron Road
and "A" Street.
2) A set of sepia drawings of revised Patio design to be
submitted with building permits if Tanglewood home-
owners •wish to install such covers. These were redesign-
ed in the interest of cost savings to the homeowner.

RE: Clarification of certain Specific Plan Ordinance Requirements
Carlsbad-Tanglewood Program
Dear Don:
This letter is generated with the intent of solidifying our mutual understanding
of the following items which have been made a part of the approved Ordinance
on our Carlsbad Tanglewood program:
A) Record Maps
Our Tentative Map indicates that our total holdings consist of three (3)
separate units. It will be at Larwin1 s discretion as to how we wish to
record Final Subdivision Maps. For example, Unit No. 1 may be record-
ed with Tract maps depicting Unit No. 1-A, 1-B, 1-C, etc.
B) School Fees
As stated in the Ordinance, Larwin will donate a total of $56, 000 to
the City of Carlsbad for the intent of acquiring school facilities. This
total fee is to be calculated on a per unit basis and will be due and
payable to the City upon application for approval of each individual
Tract map. Therefore, if Unit No. 1 records as 298 single-family
lots, Larwin will pay 298/501 of the $56, 000 fee.
C) Park Fees
As a stipulation of our Specific Plan, Larwin has agreed to dedicate
approximately 17 acres to the City of Carlsbad for the purpose of
generating a usable park site. This area of land is depicted as Unit
No. 3 on our Tentative Map.

Along with the dedication of the 17 acre park site, Larwin has
committed to pay Park-in-lieu fees in the amount of $45. 00
per dwelling unit.
Conveying of the park site is understood to be handled as
follows:
1) Larwin has been restricted as to the time period in which
the park land is to be released by the Seller. It is under this
constraint that we have agreed that the park site will be dedi-
cated prior to the recordation of the final single-family lot,
in this total community, or, at a time legally possible to
dedicate by Larwin, whichever is sooner.
2) Park-in-lieu fees are to paid at a rate of $45. 00 per
dwelling unit and will be computed on the basis of the number
of units applied for under the request for approval of each
Final Subdivision Map.
To insure an understanding of our Agreement, in a way which becomes
binding on both the City of Carlsbad and Larwin, our mutual signing of
this letter guarantees our mutual intent to perform as stated herein.
