PROJECT NAME: CARLSBAD PLAZA. LTD.

Please describe fully the proposed project. Include any details necessary to adequately
explain the scope and/or operation of the proposed project. You may also include any
background information and supporting statements regarding the reasons for, or
appropriateness of, the application. Use an addendum sheet if necessary.
Description/Explanation.
Project consists of a 16,900 sq. ft. expansion of the existing Vons market from 27,200 sq. ft.
to 44,100 sq. ft. combined with the demolition of an existing adjoining 9,000 sq. ft. shop
building for a net increase in building area of 7,900 sq. ft. The architecture of the expanded
Vons market shall match the existing market building and the existing site drainage, which
presently runs to the north along the easterly edge of the property, will not be changed or
affected.
Parking on the site is presently 764 spaces. The presently amended specific plan parking
required is 721. (SP146A) The added 7,900 sq. ft. building area, when parked at one space
per 200 sq. ft. will require 40 additional parking spaces, which added to the present required
721 spaces totals 761 spaces required. Parking will be provided at or exceeding 761 spaces.
