Dear Ralph:
Enclosed please find the tentative parcel map, application and check for the
$104.00 processing fee. We have also included a copy of the proposed phasing
scheme for this center therewith. The phasing plan matches specific plan No.
l4l and 146, except that the additional exit has been added to the drive entrance
for the parking area to the south of the bank. This will be designed in a
manner to be utilized for egress only. Per our previous discussion the phasing
map has also been given to Tom Flannigan of the Engineering Department.
The purpose of the phasing map is to ask for permission from the City to con-
struct the center in phases, mainly due to financing difficulties which have
arizen to develope the entire center at one time. As each phase is developed
the portion of the off-site construction attributable directly thereto would
also be built in conjunction therewith, rather than having to comply with each
of the 28 conditions previously imposed in order to develope any one portion
of the site.
We would therefore like to have approval from the planning department on this
matter and/or direction on what the procedure should be in order to obtain
permission for the proposed phasing of both the on-site and the off-site con-
struction.
Your prompt attention on this matter is sincerely appreciated by all concerned.
If it is necessary for planning commission and/or city council action to approve
the phasing procedure it would be appreciated if you could kindly call us so we
may endeavor to file in time to be on the next agenda.
