Description/Explanation: PROJECT DISCRIPTION: I This project consists of demolition of the existing tree story 4-unit multi-family residence with garage and carport and construction of a new two story single-family residence with garage and carport. A variance is required for the front yard setback. A coastal development permit is required since the properly is located in a coastal bluff Project Descriptioq '1 0/96 4 Page 1 of 1 JUSTIFICATION FOR VARIANCE By law a Variance may be approved only if certain facts are found to exist. Please read these requirements carefully and explain how the proposed project meets each of these facts. Use additional sheets if necessary. 1. We are requesting a variance for a 0-0 front yard setback. Our project consists of demolition of the existing multi-family structure and construction of a single- family residence. The existing structure has a 0-0" front yard setback. The rear yard setback only allows for construction up to a string line setback from adjacent structure to adjacent structure; this in conjunction with the required front yard setback is limiting the extent of allowable new construction in the properly. 2. A variance is necessary in order to enjoy the same rights as the other property owners In the same vicinity which enjoy a 0-0" setback 3. There is no detriment to the public in granting this variance. The construction will consist of a two story single-family residence with a garage and carport. The existing structure has the same encroachment with the garage and carport located on the front property line. In overall terms there will be an improvement to the character of the area in which this project is located. 4. The general plan will not be adversely affected.
