The lot has a substandard width- the minimum width is 60 feet and the actual width is 50.56 feet. Also the lot has a long narrow shape ( the length to width ratio is 4.4 to 9. The General Plan and zoning indicate 5 to 7 units for the lot. The substandard width made it difficult to create the number of units as designated by the General Plan and still comply with the Condominium Ordinance. We considered several plans and submitted 4 of these to the planning department for pre-check. This plan does not have the required set back between 2 of the units and the private driveway, the other 2 comply. Obviously, the variance will not adversely affect the public welfare of surrounding property; nor will it affect the general plan. Actually the variance will allow the homes to be more attractive and livable. The proposed plan includes a private 2-car garage for each home, which is preferable to the alternative of an open parking lot and separate units. Also the proposed units have living and dining areas on the first floor which is preferable to having Sstory units with living and dining areas on the second floor. We feel these are advantages which justify waiving the setback requirement.
