By law a Variance may be approved cnly if certain facts are fcund to exist.
Please read tkse requirmts carefully and explain how th proposed
project meets each of tbse facts. Use additimal sheets if necessary.
a) -lain why there are excepticnal or extraordinary circmstances or oznditims applicable to the proprty or to tEre intended use tht do not
apply gmerally to the other prqperty or class-of use in th same vicinity
admet Our ~ro~ertv has been burde ned with the requirement of an .
sffset cul -- de sac. Generallv. most DroDerty in the same vicinity
does not have anv large dedication reauirements. However, we are
reau ired. bu t due to conditions beyond our control we are required
to absorb an offset cul-de-sac.

b) E?@& why such varhnce is necessary for the preservaticn ad enjoyment of a substantial property right possessed by otkr propere in
th same vichity and zmAe but which is denied to the proLpLqy in qestim:
With a standard cul-de-sac the one structure and trash enclosure
would not be within the front yard setback, but due to the
reauirement- of an offset cul-de-sac they have both intruded into
the front yard setback.
c) Explain why the granting of such variance will not be materially eetrimental to ths pblic welfare or injurious to th pmAey or irprovanents in such vicinity and zme in which th prqprty is located
The project will improve the general appearance of the neighborhood.
Granting a variance on the front yard setback intruslon or tn e. one
structure and trash enclosure will not be detrlmental t o tne PUDYT C
welfare since it does not hinder any health or safety activities.
The variance will not be injurious to other properties because It
is at the end of a dead end street next to the railroad tracks
and the width of the street is wider than normal at the point Or
intrusion.
d) carprahensive general pl.cm: Our plan is designed for the low end ofthe density allowed in the area by the general pian. Granting ~ilt:
variance will b e within the spirit of the general plan to provide
Tlexibility in unique situations while not materially affecting
me comprehensive general plan. The requirehl-de-sac is an
unusual D uraen tor one property owner to absorb, and a variance is
designed to deal with this tvDe of hardshiD.
Explain why the granting Of such Varianca will not adversely affect t-m
