The Planning Department has reviewed your Variance, application no. V 89-02, as to its completeness for processing. The application is incomplete, as submitted. Attached are two lists. The first list is information which must be provided to complete your application. The second list is issues of concern to staff. To help speed processing of the application, it is suggested that all required information on the lists be submitted at one time, as no processing of your application can occur until the appl i cat i on i s determined to be compl ete. When a1 1 requi red materi a1 s are submitted the City has 30 days to make this determination. In addition, please note that you have six months from the date the application was initially filed, March 27, 1989, to either resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application must be submitted. Indicate front, rear and side yard setbacks on the plans. Include a summary table indicating: Site acreage, existing zone, land use, total building coverage and number of parking spaces. Address labels for the parcels located on RHO Aqua Hedionda Map 823, Assessor Book 167 are required. Side and rear property lines distances are not accurate. Location and height of all fences and walls. ISSUES OF CONCERN PLANNING: 1. The submitted plans indicate that a portion of the main dwelling unit encroaches 1' - 6" into the required front yard. 2. Accuracy of the plans. 3. Overheight wall in required front yard. 4. Lack of an enclosed two car garage.
