SUBJECT: Conditional Use Permit 89-6 and Variance 89-3
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning Department has reviewed your Conditional Use Permit and Variance, application no. CUP 89-6 and V 89-3, as to its completeness for processing.
The application is complete, as submitted. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. The City may, in the course of processing the application, request that you clarify, amplify, correct, or otherwise supplement the basic information required for the application. In addition, you should also be aware that various design issues may exist. These issues must be addressed before this application can be scheduled for a hearing.

ISSUES OF CONCERN
PLANN I NG :
1. A comprehensive floor plan will be required to illustrate how the existing
manager’s living quarters will tie into the proposed master bedroom so as
not to result in the creation of an additional guest room.
2. An exterior lighting plan will be required to show how pedestrian walkways
and parking areas will be illuminated to provide for safe and convenient
night time use.
ENGINEERING:
1. An adjustment plat will be required to be submitted to consolidate the two existing lots into one prior to the issuance of building permits.
2. Will the existing sump pump storm drain system be able to handle the
increased development of the site (additional runoff)?
3. Enclosed is a redlined check print of the site plan. Please review the
plan for corrections and changes as noted. The redlined check print should
be returned with the corrected site plans to assist us in our continued
review.
