The City of Carlsbad Planning Department would appreciate the oppor-

Following Reasons:
a) Such a Zone Change is warranted -because of changesin land use
in the general area. Subject lot is within 300' of existing EZ-8 Motel
Interstate 5, and holiday Park, plus additional properties zoned IP .
b) Such a Zone Change will be in the interest of furtherance
of Public welfare because itwjllprovide needed housing for two
families without qijv itmisual demands on present day city services.
c) The permitted uses in this proposed reclassification will
not be detrimental in any way to surrounding properties
because it would be in conformance with existing improvements
in the general area.
d) Tfia property in this application is more suitable for the
proposed zone than the existing zone because social and
economic changes in the general and specific area, plus present existing
improvements preclude R-1 as reflecting the highest and best use of this
land.
e) What were the original deed restriction, if any, concerning
the type and class of permitted uses on the subject property?
