Lot Coverage Parking and Loading Areas 21.36.010 Purpose. -Permittdd Uses: This zone is cre~ted to provide an area for the development of certain public utility and related uses. Tfu~ following us~s only are permitted in th~ p~b1ic utility zone: (1) Generation and transmission of e1ectriDgT energy; J (2) Public utility district maintenance, storage and ~perati~g facilities; (3) Governmental maintenance and service facilities; (4) Processing, using and storage of: (a) Natural gas (b) Liquid natural gas (c) Domestic and agricultural water supplies; (5) Using and storage of fuel oils; (6) Energy transmission facilities, including rigJlts-of,..way and pressure control or booster stations; (7) Agriculture; (8) Open space, and recreation; I (9) Any subuse deemed necessary to conduct said activities providing there shall not ~e permitted any use which cTeat~s • • offensive smoke, noxious gas or odor, sound vibration or lighting and atmospheric pollution. 21.36.020 Site Development Plan Requirement: No building permit shall be issued nor shall any development occur on property within the public utility zone until a Site Develop- ment plan has been adopted pursuant to the proc~dures as re- b quired for Site Development Plans in Chapter 21.04 of this code. 21.36.030 Minimum Lot Area: The-minimum lot area shall be 7,500 sq. ft. 21.36.040 Yard Setback: (1) Fnotl;t: Minimum 50·. (2) Side: Side yards adjoining a street shall not be less than 30·; all other side yards shall not be less than 20· ~ (3) Rear: Minimum 25·. 21.36.050 Lot Coverage: All buildings, including accessary buildings and structures, shall not cover more than fifty percent of the area of the lot. -2- .1 • • 21~36.060 Parking and loading areas: (a) No parkf~g or loading area shall be located: (1) In a front, side, or rear yard adjoining astreet~ (2) Within ten feet of an interior side or rear property line.
