Costa Del Mar Road Ranch0 Lo Costa, California 92008 Subject: Compacted Filled Ground Lots 497 to 513, inclusive, Lots 516 and 517, Lots 523-s to 551, inclusive, Lots zto _; in * 592 inclusive, 596, 597, 601, 604, 605 and 613, Lots 622 to 658, inclusive, and Report on Expansive Soils, La Costa South Unit No. 7. pwh$ \k%-5 Son Diego, California County Permit No. L 5646 Gentlemen: This is to report the results of tests and observations made in order to inspect the compaction of filled ground placed on certain areas of Lots 497 to 513, inclusive, Lots 516 and 517, Lots 523 to 551, inclusive, Lots 556 to 592, inclusive, Lots 596, 597, 601, 604, 605, and 613, Lots 622 to 658, inclusive, and to report the presence or absence of expansive characteristics of the soils remaining within 3 feet of finish grade in La Costa South Unit No. 7, San Diego County, Colifornio, more particularly described as a portion of Section 36, Tl2S, R4W, S.B.B. &M. The fills were placed during the period between December 22, 1969 and July 22, 1970. The approximate areas and depths of filled ground placed under our inspection in accordance with the approved specifications ore shown on the attached Drawing No. 1, entitled”Location of Compacted Filled Ground. ” The grading plan used for the placement of filled ground wos prepared by Rick Engineering Compony of Son Diego, California. The approximate locations at which the tests were taken and the final test results are presented on pages Tl to TZO, inclusive, under the “Table of Test Results. ” The laboratory determinations of the maximum dry densities and optimum moisture contents of the major fill materials ore presented on page T21, under the “Laboratory lest Results. ” Some of the maximum dry densities shown in the “Table of Test Results” were combinations of these. It has been determined that the fill materials, compacted to 90 percent of the maximum dry density, hove a safe beoring value of 2000 pounds per square foot for one foot wide continuous footings founded at o minimum depth and placed five feet or more inside the top of compacted filled ground slopes. The safe bearing value of the natural soils suitable for structural support has been determined to be 1560 pounds per square foot for one foot wide continuous footings placed ot least one foot below the firm undisturbed natural ground surface. If footings are placed closer to the exposed slopes than 5 feet inside the top of these slopes, they should be deepened one foot below o 1 l/2 horizontal to 1 vertical line projected outward and downward from o point 5 feet horizontally inside the top of compacted filled ground slopes. Tests indicate that the compacted filled ground is adequate to satisfactorily support the proposed one ond two story wood frame dwellings without detrimental settlements. In our report of the original investigation conducted at this subdivision, (Project No. 69-9-8C doted November 7, 1969), we stated thot some “expomive” soils existed on the site and if they were allowed to remain in the upper 3 feet below finished grode,some of the lots would require specially designed footings and slabs. We further doted that these lots would be listed upon the completion of grading. Reinforce and interconnect continuously with steel bars oil interior and exterior footings with one 15 bar at 3 inches above the bottom of the footings and one #5 bar placed 1 l/2 Inches below the top of the stems of the footings. 3. - Exercise every effort to assure thot the soi I under the foundations%?- ,,,,,; _ ._ slobs ~has a uniForm moisture content 1 percent to 3 percent greater than optimum throughout the top 3 feet below finished grade at the time of placing foundotion and slabs.&@’ ’ ;-;l;l; .--~ &f,h,&Q 4. Us raised wood floors that span between continuous footings, or reinforce all concrete slobs with 6 x 6 - lO/lO welded wire fabric and provide a%imum of.4 inches of clean sand beneath all concrete slobs. Provide o moisture barrier 2 inches below slobs under living areas. 5. Seporate garage slobs from perimeter footings by l/2 inch thickness of construction felt or equivalent, to allow indepe&X&vement of garage slabs relative to perimeter footings. Project No. 69-12-8D La Costa South Unit No. 7 -4- August 10, 1970 6. Provide positive drainage away from all perimeter footings to a horizontal distance of at least 6 feet outside the house walls. Design for those lots listad on page 3 as Ty ts, should follow all the above-listed recommendations, but may use the reduced s listed below: 1. The continuous footings may be placed at o minimum depth of 18 - inches below the lowest adjacent exterior final ground surface rothz than the two feet recommended for Type A Lots. - - 2. Single #4 bars placed as directed (above) near tops and bottoms of all interior and exterior footings may be substituted for the #5 bars recommended for Type A Lots. - Recommendations 3 to 6, inclusive, as listed for Type A Lots, are applicable to the Type B Lots also. No expansive soil was observed remaining in the upper 3 feet below finish grade on the lots not listed above. - Drawing No. 1 and Page Nos. Tl to T21, inclusive, ore a part of this report.
