In accordance with the request and authorization of reprcsentati .'es of Greystone Homes, we
have performed geotechnical observation and testing services dun g the rough and fine grading
operations for the Phase 2 residential construction lots (i.e. Lots 15 through 39, 50 through 54,
117 through 126, 144 through 153, 173 through 179, 194 throulh 200, 285 through 297, 337
through 347, 368 through 373, and 412 through 420 of Planning .reas PA-6 through 10) of the
Bressi Ranch project, located in Carlsbad, California. As of the (I;'te of this letter, the rough and
fine grading operations are essentially complete 'for the lots jj,: ted above. The geotechnical
conditions encountered during rough and fine grading operations we: 'e generally as anticipated.
The rough and fine grading operations included: 1) cuts and fills xi achieve the design grades, 2)
removal of potentially compressible surficial materials (includin' undocumented fill, topsoil,
colluvium, alluvium, landslide deposits, and weathered forrnz.t anal material) to competent
formational material; 3) construction of canyon subdrains; 4) the c( istruction of buttresses and/or
stability fills of slopes or hillsides containing landslides or other ad'erse geologic conditions; and
5) the construction of retaining walls and the placement and con paction of the retaining wall
backfill soils.

The placement and compaction of the fill soils were geotechnic: ally observed and documented.
Field density testing indicated that the fill and backfill soils were: )laced and compacted to at least
90 percent relative compaction (based on ASTM Test Method Dl 57) and near-optimum moisture
content in accordance with the recommendations of Leighton and kssociates and the requirements
of the City of Carlsbad.
The rough and fine grading operations for Lots 35 through 39, f ) through 54, 117 through 126,
144 through 153, 373 through 179, 194 through 200, 285 thry .gh 297, 337 through 347, 368
through 373, and 412 through 420 of Planning Areas PA-6 througi 10 of the Bressi Ranch project
were performed in general accordance with the project gec ;echnical reports, geotechnical
recommendations made during grading, and the City of Ca isbad requirements. It is our
professional opinion that the subject lots are suitable for the inter Jed residential use provided the
recommendations included in the project as-graded geotechnical :eport (Leighton, 2004) and the

Planning Area OS-2 Park Site, Bressi Ranch, Carlsbad, California
In accordance with the request and authorization of representatives of Lcnnar Communities, we
have performed geotechnical observation and testing services during the rough and fine grading
operations for the Planning Area OS-2 Park Site at the Bressi Ranch project (Carlsbad Tract No.
00-06) located in Carlsbad, California. As of the date of this letter, the rough and fine grading
operations are essentially complete for the park. An as-graded geotechnical report of the rough and
fine grading of Planning Area OS-2 is currently being prepared and will be provided under
separate cover.
The geotechnical conditions encountered during rough and fine grading operations of the park site
were generally as anticipated. The rough and fine grading operations included: 1) minor cuts and
fills of the existing sheet-graded site (that consisted of compacted fill and competent formational
material) to achieve the design grades; 2) the overexcavation of the cut/fill transition within the
building pad on the southern portion of the park; 3) processing of areas to receive fill; 4)
construction of a 2:1 (horizontal to vertical) fill slope at the southwest corner of the park; and 5)
the placement and compaction of fill.
The placement and compaction of the fill soils were geotechnically observed and documented.
Field density testing indicated that the fill soils were placed and compacted to at least 90 percent
relative compaction (based on ASTM Test Method Dl 557) and near-optimum moisture content in
accordance with the recommendations of Leighton and Associates and the requirements of the City
of Carlsbad.

project were performed in general accordance with the project geotechnical reports, geotechnical
recommendations made during grading, and the City of Carlsbad requirements. It is our professional opinion that the subject site is suitable for the intended use provided the recommendations included in the project geotechnical reports are incorporated into the design and
construction of the park site structures and associated improvements.

Carlsbad, California. As of the date of this letter, the fine gi ading operations are essentially
complete for the site. The geotechnical conditions encountered during the fine grading operations
were generally as anticipated.
The fine grading operations included the overexcavation of the vr;uiti-unit building pads containing
cut and cut/M) transition conditions, minor excavation of formational material in the proposed cut
areas and the placement of minor fills to achieve the design grade . The placement and compaction
of the fill soils were geotechnicaily observed and documented. Field density testing indicated that
the fill soils were placed and compacted to at least 90 percir t relative compaction (based on
ASTM Test Method D1557) and near-optimum moisture (:ontent in accordance with the
recommendations of Leighton and Associates and the requiremer :s of the City of Carlsbad.
The fine grading operations for the affordable housing site I within the northwest portion of
Planning Area PA- i 5) of the Bressi Ranch project were perform d in general accordance with the

other adverse geologic conditions.
The placement and compaction of the fill soils were geotechnically observed and documented.

geotechnical conditions encountered during rough and fine grading operations were generally as
anticipated.
The rough and fine grading operations included: 1) cuts and fills to achieve the design grades; 2)
the overexcavation of cut/fill transitions and cut lots containing highly expansive formational
material and/or cemented zones; 3) removal of potentially compressible surficial materials'
