(Leighton) has I . provided geotechnical observation and testing services during the rough and fine grading operations for Hotel #2 and a portion of the Lot 15 parking area at the Grand Pacific Carlsbad resort, boated in Carlsbad, California. This report summarizes our geotechnical observations, I field and laboratory test results, and the geotechnical conditions encountered during the rough and fine grading operations of the site. I The conclusions and recommendations made during the rough grading (Leighton 2006b and 2006d), as well as those presented in the Geotechnical Investigation report (Leighton, 2005a) are still considered pertinent and applicable to the development of the project and should be followed I during the post-grading and construction phases of site development. As of the date of this report, the rough and fine grading operations are essentially complete. Summary of Rough and Fine Grading Operations The rough and fine grading operations for the project were performed by Mountain Movers between October and December 2006. The grading operations were observed and tested by a representative of Leighton in accordance with the project geotechnical recommendations I I 3934 Murphy Canyon Road, Suite B205 • San Diego, CA 92123-4425 858.292.8030 • Fax 858.292.0771 • www.leightongeo.com 040575-005 I (Appendix A), recommendations made during the course of grading, and the requirements of the City of Carlsbad. I The primary grading activity consisted of the overexcavation of the entire Hotel #2 basement area and the removal of highly expansive clay (considered unsuitable for the support of the Hotel I building foundation). The removal depth extended at least 10 feet below the subgrade elevation of the Hotel basement and extended laterally to a minimum -distance of 10 feet beyond the building limits. The depth of the removals was observed by a representative of Leighton. The I approximate limit of the removal area is shown on the As-Graded Geotechnical Map for Hotel #2 (Figure 1). The highly expansive clays were placed at depth in a portion of the Lot 15 parking area (i.e. the limits presented on Figure 2). As recommended by Leighton (Leighton, 2006d), the clays were placed at least 5 feet below the parking area subgrade elevation at a moisture content of at least 6-percent over the optimum moisture content. The approximate location of the clay placement area is presented on Figure 2. To replace the expansive soils removed from the Hotel #2 basement area, sandy soils (i.e. terrace deposit) were selectively excavated from above-grade areas elsewhere on the resort site and I placed in the Hotel #2 basement removal area. Fill placement at the Hotel #2 site also included the construction of a 1:1 slope along the northern side of the hotel basement. The sandy fill soils on the Hotel #2 pad, as well as, the fill soils within the upper 5 feet of the parking area were I compacted to a minimum 90 percent relative compaction at near optimum moisture contents (in accordance with ASTM Test Method D1557). The very high expansive clays that were buried in a portion of the Lot 15 parking area were placed at moisture contents of at least 6 percent above - the optimum moisture content and compacted to a minimum of 85 percent relative compaction. The results of the field density tests are summarized in Appendix B. The approximate locations I of the density tests are presented on Figures 1 and 2. Compaction of the fill soils was achieved by use of heavy-duty construction equipment. Areas of fill in which field density tests indicated compactions less than the recommended relative compaction or where the soils exhibited nonuniformity or had field moisture contents less than the minimum moisture content were reworked. The reworked areas were recompacted and re-tested until the recommended minimum 90 percent relative compaction and minimum moisture content was achieved. Laboratory maximum dry density tests of representative on-site soils were performed in general accordance with ASTM Test Method D1557. The test results are presented in Appendix C. Conclusions The geotechnical conditions encountered during the rough and fine grading operations for Hotel #2 a portion of the Lot 15 parking area of the proposed Grand Pacific Resort project were generally as anticipated.. It is our professional opinion that the site is suitable for the intended use provided the I -2- Leighton 040575-005 I recommendations in the project geotechnical reports (Appendix A) and presented herein are incorporated into the post-grading and construction phases of the project. The following is a summary of our conclusions concerning the rough and fine grading operations: I . Site preparation was geotechnically observed. Very highly expansive clays were removed to a depth of at least 10 feet below and to a distance of 10 feet outside the limits of the Hotel #2 basement. Theses soils were placed at least 5 feet I below the subgrade elevation of the Lot 15 parking area. The sandy fill soils within 10 feet of the Hotel #2 finish grade surface were moisture I conditioned to -obtain near optimum moisture content and compacted to a minimum 90 percent relative compaction (in accordance with ASTM Test Method D1557). The expansive clays were placed at least 6 percent above optimum moisture content and compacted to a minimum I 85 percent relative compaction. I Recommendations I Recommendations concerning the post-grading and construction phases of site development for the project have previously been presented in the project preliminary geotechnical report (Leighton, 2005a). The recommendations presented in the project geotechnical report are still considered I applicable to the planned development and, should be followed during the future post grading and construction phases of site development. I Limitations 1 : The presence of our field representative at the site was intended to provide the owner with professional advice, opinions, and recommendations based on observations Of the contractor's work. Although the observations did not reveal obvious deficiencies or deviations from project I specifications, we do not guarantee the contractor's work, nor do our services relieve the contractor or his subcontractor's work, nor do our services relieve the contractor or his subcontractors of their responsibility, if defects are 'subsequently discovered in their work. Our responsibilities did not I include any supervision or direction of the actual work procedures of the contractor, his personnel, or subcontractors. The conclusions in this report are based on test results and observations of the grading and earthwork procedures used and represent our engineering opinion as to the compliance of the results with the project specifications.
