Appendix A Map Pocket -Sewer Report Exhibit Page I -2 - u Introduction \_j This Sewer Study is being prepared to provide the preliminary sewer flow calculations and capacity information in support of the on-site sewer system that will serve the • I ~J proposed Uptown Bressi development. Uptown Bressi is a proposed mixed use LJ development that will consist of 125-multifamily condominium units as well as 91,250 square feet of commercial space. The proposed uses for the commercial space include such facilities as restaurants, grocery store, drug store, and retail space. The proposed mixed use development represents a joint venture by Shea Homes and Shea Business Properties. The project site is located within the Bressi Ranch community of the City of Carlsbad, adjacent to Palomar Airport Road and approximately 4.2 miles east of the Interstate 5. The project site is bound by Palomar Airport Road on the north, El Fuerte Street on the west, Gateway Road on the south and Colt Place on the east. The project site 1 .•. J has been previously mass graded (Dwg No. 400-8A) with utilities stubbed to the site for future use as a part of improvements to El Fuerte street (Dwg No. 400-8E), Gateway Road (Dwg No. 400-8B) and Colt Place (Dwg No. 421-3). The existing zoning and general plan for the site is Planned Industrial (P-M) within the Bressi Ranch Master Plan (MP-178). The proposed zoning and General Plan shall be Residential High Density (R-23) and Local Commercial (L). Page I -3 - I____) :~1, l-1 ' t ,. __ .,) I -, I __ J The proposed onsite collection system is to be a gravity collection system utilizing 8" sewer mains to route the sewerage generated by the project to the existing sewer systems located in Gateway road and Colt Place. For the sewer collection system servicing the residential portion, the sewer mains and manholes shall be a public sewer system as required by the City. For the sewer collection system servicing the commercial portion of the site, the sewer mains and manholes shall be private. The proposed project includes: Total project site area is approximately 17.71 acres 125 Multi-family residential condominium homes on 7.67 acres. 91,250 sf of Commercial retail space on 9.97 acres. Pool restroom located within the residential community ** -To determine the design flowrate of the Pool restroom building, the following criteria was used: Per the County of San Diego Design manual for onsite wastewater treatment systems (March 2010 edition), Swimming Pools and Bath Houses are estimated to generate 10 gallons per person per day. Per the California State Code Title 22, the maximum bather load for a pool is 1 bather per 20 square feet. L_J (__j (__j Design Criteria, Populations and Abbreviations The following is a list of design criteria, given by City of Carlsbad staff or obtained from the City of Carlsbad Engineering Standards Volume 1 (2004 edition, Rev. 6/30/08) and the Carlsbad Sewer Master Plan (2012). For the design of the sewer system: • An Equivalent Dwelling Unit (EDU)= 220 gal/day, Average Daily Flow (ADF) • For ADF less than 100,000 gal/day, a Peaking factor (PF) of 2.5 times the Average Daily Flow (ADF) shall be used to determine Peak Daily Flows (PDF) • Residential: Single Family Residence= 1 EDU= 220 gpd • Commercial: 1 EDU/1,800 sf = 220 gpd/1,800sf or 1,222 gpd/10,000 sf • Pool area: 600 gpd = 2.6 EDU (see page 4 for further clarification) • 8" PVC minimum diameter for public mains. 6" PVC is permitted with a maximum of 10 units. • Low flow/dead end lines shall be designed to achieve a minimum velocity of 2 to 2.5 feet per second at Yi full. For and 8" line this equates to a minimum slope of 0.7 feet per 100 feet (0.7%). • Minimum pipe slope for 8" line= 0.4 feet per 100 feet (0.4%) 0.5 feet per 100 feet is desired (0.5%) • Maximum velocities greater than 10 feet per second should be avoided. • Sewer pipe material is to be polyvinyl chloride pipe (PVC) with Manning's "N" value of 0.011. • gpd = Gallons per Day • GPM = Gallons per Minute • CFS= Cubic Feet per Second • MGD = Million Gallons per Day • DU, EDU= Dwelling Units for Residential, Equivalent Dwelling Units for Commercial • AH = Access Holes •:• Number of Dwelling Units is based on the VTM for Uptown Bressi. This study has confirmed that the use of 8-inch diameter PVC SDR-35 throughout the project site will provide sufficient capacity for the proposed Multifamily and Commercial sites. To the greatest extent possible, the sewers have been designed with a mean velocity of at least 2. 0 fps based upon the peak dry weather flow rate. In those locations where the contributing peak dry weather flow rate was insufficient to obtain a velocity of 2.0 fps, such as at the upstream end of reaches, a minimum pipe slope of 1 % was utilized.
