The purpose of our observation and testing services was to obtain information on which to base our professional opinions regarding the conformance of earthwork construction with the approved project plans and specifications. Our service during construction covers observation and testing performed between February 16, 2012 and December 6, 2012. A soils technician was provided whenever requested or scheduled by your site representative. Summary of Construction Operations In general, the project consisted of construction of 14 condominium type villas (villas 57 through 70), a fitness/activity building, and a swimming pool complex, along with associated site work which included road construction and paving, landscaping and underground utilities. The construction manager for the project was Grand Pacific Resorts, Inc. Sub-contractors included Trinity Grading, Remedy Plumbing, R. Schaefer Plumbing, Berg Electric, Aquatic Technologies, J & S Asphalt, and 4 Corners Concrete. Marbrisa Resort Phase II Carlsbad, California Grading For Building Pads Project No 1916A09 Log No. 16-1332 The project area was previously graded as part of the mass grading operations for the original hotel and resort development in 2005 and 2006. An as-graded geotechnical report was prepared by Leighton and Associates and outlined the grading operations (Leighton and Associates, 2006). Current grading operations at the site included remedial grading for building pads which included over-excavation of the existing fill soils to a minimum depth of two feet below bottom of footings. The excavated soils were then moisture conditioned and compacted to a minimum of 90 percent relative compaction based on ASTM Test Method D1557. The remedial grading extended to at least five feet beyond the building footprints. The equipment used for remedial grading consisted of scrapers, dozers, excavators, loaders, water trucks, and water hoses. Site Improvements Improvements at the site included construction of pavements, hardscape, swimming pools, and underground utilities. Remedial grading for improvement areas included re-compaction of the upper two feet from finished subgrade. The soils within this zone were compacted to a minimum of 90 percent relative compaction based on ASTM Test Method D1557. Utility construction consisted of excavating of trenches, placement of the utilities, and backfilling the trenches with the excavated soils, compacted to at least 90 percent relative compaction. Pavement construction consisted of asphalt concrete over aggregate base. Prior to the placement of pavement sections, the upper 12 inches of subgrade soils were scarified, moisture conditioned and compacted to a minimum relative compaction of 95 percent. The aggregate base was then placed and compacted to a minimum of 95 percent and the asphalt concrete was placed and compacted to a minimum of 95 percent of the Hveem unit weight. Equipment used for site improvements included backhoes with sheepsfoot roller, skip loaders, vibratory rollers, water hoses, and handheld compaction wackers. Page2 of5 Marbrisa Resort Phase II Carlsbad, California Slope Construction Project No 1916A09 Log No. 16-1332 Grading at the site included construction of fill slopes with a maximum height of approximately 25 feet. The slopes appeared to be constructed in general accordance with the project plans and specifications at a slope ratio of approximately 2: 1 (horizontal to vertical) or flatter. At the base of the of the fill slopes, fill keys were constructed parallel to slope toe by excavating into the existing fill materials a minimum width of eight feet and minimum depth of two feet below lowest adjacent grade. The slope was then constructed and included benching into the existing slopes at vertical intervals of two to four feet. Fill slope faces were generally overfilled and cut back to grade. Fill Materials Fill soils used during construction consisted of brown and light brown silty sand (SM), orange brown clayey sand (SC), and crushed miscellaneous base. Oversized materials, greater than three inches in size, were not placed within the upper five feet of finished grade, and below five feet from finished grade the maximum aggregate size was six inches. Representative soil samples were collected throughout grading operations. Laboratory testing consisting of maximum dry density and optimum moisture content was performed on these samples, in general accordance with the test procedures outlined in ASTM D1557. The results of the laboratory testing are presented on Table 1. Representative samples of the asphalt concrete used for paving were collected and laboratory testing consisting of Hveem unit weight was performed in general accordance with the test procedures outlined in ASTM D1560. The results of the asphalt concrete laboratory testing are presented on Table 2. Field Density/Moisture Testing In-place moisture and density tests were performed in general accordance with ASTM D 6938 for soils and aggregate base. The results of these tests are tabulated in Tables 3. I to 3 .25. Field density testing was performed at random locations and elevations. The approximate locations of the field density test are shown on the Test Location Plans (Figures 1 thru 5). Page 3 of 5 Marbrisa Resort Phase II Carlsbad, California Foundation Excavations Project No 1916A09 Log No. 16-1332 The buildings are supported on a shallow foundation system consisting of concrete slab-on-grade, and conventional continuous or isolated footings. MTGL observed the foundation excavations for the buildings and the excavations for the swimming pool structures. Foundation excavations were observed on the following dates: April 9 and 19, May 10, July 6 and18, October 1, 2012. After the additional remedial grading was performed, the subsurface conditions and materials exposed in all the foundation excavations were consistent with the anticipated soil conditions outlined in the approved project documents and are considered suitable for the support of the proposed structures. Geotechnical Evaluation and Conclusions In our optmon, remedial grading, slope construction, wall backfill, utility trench backfill, and hardscape subgrade were placed in substantial conformance with the compaction criteria of 90 percent of the maximum dry density. The upper 12 inches of pavement subgrade and aggregate base materials were placed in substantial conformance with the compaction criteria of 95 percent of the maximum dry density. The asphalt concrete was placed to at least 95 percent of the hveem unit weight. The conclusions contained herein are based on the observations and testing performed between February 16, 2012 and December 6, 2012. No representations are made as to the quality and extent of materials not observed. Our services were performed using the degree of care and skill ordinarily exercised, under similar circumstances, by reputable soils engineers and geologists practicing in this or similar localities. No warranty, expressed or implied, is made as to the conclusions and professional advice included in this report. Our firm is not responsible for work not observed by us or for any changes that may occur outside of our purview, or after our inspections. The samples taken and used for testing, the observations made and the in-place field testing performed are believed representative of the project; however, soil and geological conditions can vary significantly between tested or observed locations.
