City of Carisbad Municipal Golf Course Project # 39721 January 2006 Monthly Status Report Executive Summary Work Summary for January The Contractor has substantially completed mass grading operations and has started to move out the majority of his equipment. Grading of the Irrigation Lake is now complete and hauling of material across College Boulevard has also been completed. Final rough shaping activities are still being completed; however, the final grading numbers we have currently for the project are as foUows: Excavation: 1,300,000 yards Remedial: 460,000 yards iriaul across College: 280,000 yards The Contractor continued to rough shape the Golf Holes for turnover to Wadsworth Golf Construction Company (Wadsworth). The Golf Course Architect made two site visits in January and approved Golf Hole #'s 1,8, 9,5 & 6 for turnover to Wadsworth. Consequently, Wadsworth was able to mobilize and start fine shaping of these Golf Holes early and prior to the actual start of their contract, which is March T', 2006. A summary of additional construction activities are shown below: • Maintenance of SWPPP's and BMP measures for control of erosion. • Continuation of cribwall construction at West Industrial Pad. • Rough shaping acceptance of Hole #'s 1,8,9,5 & 6 by the Golf Course Architect. • InstaUation of storm drain system is 80% complete. Planned Work for month of February • Completion of rough shaping and acceptance by Architect of Golf Hole ?^'s 2,3,4,7,10,11, 12,13 & 14. • Completion of on-site storm drain system. • CribwaU construction at West Industrial Pad should be 80% complete. Contract Status - Change Orders No new Change Orders were prepared during January and there are no new potential change requests submitted by the Contractor. However, the contract status report has been modified to reflect the fact that none of the six Change Orders reported as being approved in previous reports have been fuUy executed by the City. Staff have approved them and routed them for signature to the various City departments. Also, please note that the six pending Change Orders have been re- tabulated to more closely reflect the pending Agenda BiU requesting additional project funds. The six pending Change Orders stiU represent about 20% of the original contract value. Cash Flow Projection The cash flow projections for the contract are shown and represent the fact that expenditures have out-paced projections. Also, the chart has been revised to extend the time frame as to when DUDEK & ASSOCIATES, INC. City of Carisbad Municipal Golf Course Project # 39721 January 2006 Monthly Status Report additional funds that will ultimately be approved through Change Orders wiU be expended. Project Schedule As mentioned last month the Contractor was slightly behind in completing the rough shaping of the Golf Holes and instaUing the on-site Storm Drain Pipeline System. The Contractor did increase labor and equipment efforts on both operations and is now back on schedule and should complete the work by March 8*, 2006 as originally scheduled. Favorable weather during January also contributed to the Contractor being able to accelerate the work; that has enabled the City to provide early Notice to Proceed (NTP) to Wadsworth Golf Construction Company to begin mobUization and fine shaping operations of goU holes # 1, 8, 9, 5 & 6. Staff has had preliminary discussions with the Contractor regarding a non-compensatable time extension, but nothing final has been agreed upon. The Contractor is most likely due a time extension to complete the CribwaU located off Hidden VaUey Road for the overflow parking lot, should the City choose to move forward with the waU. The project team continues to monitor progress and coordination of the Grading Contractor's operations to the overall project, particularly concerning Contracts 2 (Wadsworth) and Jaynes (Clubhouse Building). Potential Issues The dispute over the CribwaU calculations reported last month has been resolved and construction of the Cribwall has resumed. The CribwaU manufacture agreed to use the more conservative approach to the calculations recommended by the City's SoUs Fngineer at no additional cost to the City. The issue centered over the depth of embeddement of the waU into the fiU material and the resolution was to bury the waU to a depth of 8 to 10' as recommended by the SoUs Engineer. This enabled Wadsworth to begin mobilization activities, start instaUation of the main wateriine feeding the Clubhouse and fine shaping of Golf Hole #'s 1, 8, & 9, prior to their official contract start date of March 1^\ 2006. Planned Work for February • Continuation of mobilization activities. • Fine shaping of Golf Holes # 1, 8, 9,5,6, 3 & 4. • Continuation of installation of the main water line to the Clubhouse. • Establish schedule, time lines and start dates for the major Subcontractors for Lakes, Irrigation System and Bridges. City of Carlsbad Municipal Golf Course Project # 39721 January 2006 Monthly Status Report Executive Summary Work summary for January Maintenance BuUchng Work on the Maintenance Building was slowed in January due to the plane crash which made the site inaccessible for about two weeks. However, the Contractor did manage to pour the building's floor slab and start excavation on the perimeter wall footing. Clubhouse Building The masonry block for the buildings lower walls have been placed and grouted, the floor slab subgrade has been graded and is ready for concrete placement. Water proofing of the lower floor foundation has begun. A portion of the upper floor's footings have been poured and instaUation of the under slab utilities continued. The Contractor continues to expend substantial efforts on grading and paving the parking lots, as most of the concrete curb has been poured. Planned work for February Maintenance Building • Begin roof trusses. • Begin on-site utilities from Palomar Oaks Way to the building. • Continue excavation of the perimeter waU footings. Clubhouse Building • Complete concrete placement for the lower buUding floor slab. • Continue concrete placement for upper buUding waU footings. • Continue upper slab underground utilities. • Continue concrete curb and gutter placement for the parking lot, fine grade and place base and A.C. material. • Continue water proofing of lower floor, waUs and foundation. Contract Status- Change Orders There are no current Change Orders. However, this month the Contractor has submitted two official Change Order Requests which are shown on the report. The first Change Order Request (COR) was rejected because the work is included in Addendum ?^1. The second COR is for additional base and asphalt paving to increase the structural section of the parking lot due to the lack of strength and R-value of the sub grade material. There are several other "Unofficial CORS" that are currently under review by the CM Team, that are also shown in the report. DUDEK & ASSOCIATES, INC. City of Carisbad Municipal Golf Course Project # 39721 January 2006 Monthly Status Report Project schedule The CM Team approved the Contractor's baseline schedule in January which shows a November 1^^ 2006 completion date. The Contractor is due to submit an updated progress schedule next month that wiU document actual progress made to-date. At this point the Contractor appears to be on-schedule. Cash Flow Projection January's progress pay estimate also out-paced projections. As the project progresses we wiU monitor actual expenditures vs. projections and adjust the graph accordingly. Potential Issues The potential issue mentioned last month regarding the wrong structural bid set has yet to be resolved regarding both time and schedule impacts. The Contractor has submitted an unofficial potential cost increase from their structural metal suppUer for the amount of $55,000.00, which is currently being reviewed by the CM Team. & ASSOCIATES, INC.
