At the end of December the Contractor moved nearly all of the 1,000,000 yards of dirt estimated to be graded for the entire project. There is a smaU amount of dirt to be moved to complete the irrigation lake located just west of College Boulevard. To complete the lake the Contractor had to haul fiU material across CoUege Boulevard (from East to West). In all, the Contractor hauled approximately 240,000 yards of material across CoUege Boulevard to complete construction of the irrigation lake, goU hole ?^17 and the driving range. The Grading Contractor has made substantial progress "rough shaping" the features of the goU course, particularly goU holes on the East side of CoUege Boulevard. The Contractor has roughed- in the three goU holes ( holes # 13,#14,#15) North ofthe creek and adjacent to Faraday Ave. These holes wUl be roughed shaped shortly. Unfortunately, the goU course architect has not yet approved the rough shaping work on any of the goU holes as previously expected due to the fact that the Grading Contractor has been concentrating efforts on moving the bulk of the earthwork. We expect to have several goU holes approved by the architect in January, so Wadsworth (the GoU Course Contractor) can begin their contract work. A summary of additional construction activities are shown below: • Contractor continues to maintain aU SWPPPs and BMP measures for the control of erosion. • West industrial pad grading is 99% complete. • Crib WaU construction at West Industrial Pad has begun. • AU goU holes have been "mass-graded" and roughed-in. • GoU course architect is concentrating on goU holes #1, #5, #6, #8 and #9 for acceptance. Minor grading revisions need to be made and acceptance is expected in early January. • InstaUation of the on-site storm drain pipeline system is 60% complete. Planned Work for month of January • Acceptance of goU holes M, ^5,5^6, #8, and #9 by goU course architect for turn-over to Wadsworth. • Final rough shaping of goU holes MO, Ml, M2, #2, #3, #4, #7 and M8. • Continuation of the on-site storm drain pipeline system. • Construction of the Crib WaU for the West Industrial Pad should be 50% complete. Contract Status - Change Orders No new change orders have been prepared during December and there are no new potential change order requests submitted by the Contractor. Consequently, there are six change orders representing 19% of the original contract value. DUDEK & ASSOCIATES, INC. City of Carlsbad Municipal Golf Course Project # 39721 December 2005 Monthly Status Report Cash Flow Projection The cash flow projection for the contract has been revised, as the actual expenditures have out- paced the early projections. As the graph points out the revised projections to complete this project are now less than the previous projections. Project Schedule As illustrated last month the Contractor met his schedule in terms of moving the bulk of the earth through-out the project. However, the Contractor is slightly behind schedule in completing the "rough-shaping" of the goU holes and slightly behind schedule on instaUing the on-site storm drain pipeline system. The Contractor has increased efforts on both activities to pick-up time in order to make the original completion date of March 8*, 2006. However, the Contractor may be due a non- compensatable time extension due to the increase in the actual quantity of remedial grading. The contractor has not submitted for any time extension as of yet. Also, the Crib WaU Contractor has gotten off to a late start and may not be complete by March 8'^'^, 2006. The project team is monitoring their progress and wUl be evaluating impacts to the completion schedule. Included in this report is the Contractor's rough shaping schedule. Potential Issues There has been an on-going dispute this past month over the calculations submitted by the Crib WaU instaUer. The dispute centers on the means and methods of calculating the Crib WaUs sliding resistance with the ground where it wiU be placed. A meeting is scheduled for early January to resolve the issue. However, untU this issue is resolved construction of the Crib Wall has stopped. DUDEK & ASSOCIATES, INC. City of Carlsbad Municipal Golf Course Project # 39721 December 2005 Monthly Status Report Executive Summary Work summary for December Maintenance Budding The maintenance building's masonry walls have been placed and grouted, ready for roof truss instaUation planned in January. The Contractor has also completed under slab utilities and prepared the sub grade to place the maintenance building's concrete floor slab scheduled for early January. Clubhouse Building The building's lower footings have been poured and the under slab utilities have been instaUed. The Contractor is preparing the sub grade for both the floor slab and the adjacent goU cart staging area for concrete placement in early January. Layout of the buUding's upper footings have begun along with the under slab utUities. The placement of masonry block for the lower buUding section has also begun. The clubhouse parking lots have been fine graded, ready for base and paving. The contractor wants to complete the parking lots, except for the final lift of AC, so the site is weatherized giving the Contractor access to the buUding off of Hidden VaUey Road during inclement weather. Planned w^ork for December Maintenance BuUding • Complete concrete placement for the floor slab. • Begin instaUation of roof trusses. • Begin on-site utUities from Palomar Oaks Way to the buUding. Clubhouse BuUding • Complete concrete placement for the lower buUding floor slab. • Continue placement of masonry block for the lower buUding waUs. • Complete concrete placement for the upper buUding waU footings and under slab UtUities. • Start on-site utUities from Hidden VaUey Road to the buUding. • Start concrete curb and gutter placement for the parking lot, fine grade and place base material. & ASSOCIATES, INC. City of Carlsbad Mimicipal Golf Course Project # 39721 December 2005 Monthly Status Report Contract Status- Change Orders There are no current change orders and the Contractor has not submitted any official change order requests. However, the Contractor has mentioned several potential cost and time impact issues that are dependent on their resolution. They wHl either "go away" or result in official change order requests. Project schedule The Contractor has submitted a basehne CPM schedule this past month that is currently under review by the CM team. The baseline schedule shows a November L\ 2006 completion date for the project. Cash Flow^ Projection December's progress pay estimate is in the amount of $1,116,007.17 as compared to our initial projection of $1,100,000.00 (see graph). As the project progresses we wUl monitor actual expenditures vs. projections and adjust the graph accordingly. Potential Issues One potentiaUy major issue surfaced in December. Apparently, the 'bid-set" of structural drawings included during bidding of the project is the wrong set of drawings. They are not the most current set and lack a substantial amount of information. The project team has provided the Contractor with the correct set of structural drawings, which are being evaluated for both cost and time impacts.
