Please provide a smoke alarm and carbon monoxide alarm in the area giving access to the bedrooms in the immediate vicinity of the bedrooms (hallway) per sections R314, R315. Also, in general Smoke Alarms shall be installed with a minimum of 20' horizontal distance from a permanently installed cooking appliance. (See exceptions in section R314.3.3 CRC). A smoke alarm is dimensioned 11' from the cooktop. The minimum distance between the cooktop and smoke alarm is 20' unless one of the exceptions applies. 11. Please show compliance following for all new exterior stairs I steps: Section R311.7. b) It appears that the curved lines at the edge of the new patio are steps. If so, they must meet the requirements for winding stairways in Section 311.7.5.2.1: I see the steps were revised on the site plan. Please revise them on the floor plan. 12. Specify on the plans the following information for the roof materials at new roof structure, per Section R106.1.1. Must be class A per City ordinance: b) ICC approval number, or equal. (Must be approved for a 1/4":12 roof). The UL certification number was not included. I believe it is TFGU R1306. The assembly number from this approval needs to be specified. An instantaneous water heater is proposed and required by the energy calcs. Please include a gas pipe sizing design (isometric or pipe layout) for all gas loads and shown on the plans the location of the gas meter. Was the area shown as the existing playroom previously permitted? If not, additional corrections and fees will apply since that area would need to be checked as if it were a new addition. For example, structural plans would need to show information for foundations, shear walls, shear transfer, etc for that area, the California Green Code would apply and the energy calculations would need to be revised to consider that area an addition. 4. Please indicate on the plans whether the existing residence has a fire sprinkler system installed. If so, then provide a note stating that any additions/alterations will be provided with an automatic residential fire sprinkler system. Section R313.2. 5. Please provide a smoke alarm and carbon monoxide alarm in the area giving access to the bedrooms in the immediate vicinity of the bedrooms (hallway) per sections R314, R315. Also, in general Smoke Alarms shall be installed with a minimum of 20' horizontal distance from a permanently installed cooking appliance. (See exceptions in section R314.3.3 CRC). Section R314.3.2. 7. Sleeping rooms shall have a window or exterior door for emergency escape. Section R31 0. The bedroom windows do not comply. In order for a double hung window to comply it generally needs to be minimum 3' wide by 5' high. This would not apply to the office and master if all the windows in those rooms are being replaced with windows of the exact same size and operation as the original windows (which would need to be noted on the plans), but since a window is being removed in the other bedroom, a complying window must be provided for that bedroom. a) Windows must have an openable area of at least 5.7 square feet, with the minimum openable width 20" and the minimum openable height 24". b) The bottom of the clear opening shall not exceed 44" above the floor. Do not measure to the window sill. 8. Show that ceiling height for the kitchen is not less than 7 feet. (Please dimension as section, sheet A07-02.Section R305.1 9. bathroom with new shower must be mechanically ventilated (an openable window won't suffice). Section R303.3.1 and CMC 403.7. 10. Where there is no nosing, the minimum run is 11". b) It appears that the curved lines at the edge of the new patio are steps. If so, they must meet the requirements for winding stairways in Section R311.7.5.2.1: i) Minimum tread is 6 inches at any point and minimum 10 inches (11" if no nosing) at a point 12 inches from where the treads are narrowest. ii) Maximum rise is 7-3/4 inches. iii) The treads may not vary by more than 3/8" CONTINUED . Must be class A per City ordinance: a) Manufacturer's name and product name/number. b) ICC approval number, or equal. (Must be approved for a 1/4":12 roof). 13. The garage shall be separated from the residence and its attic area by not less than %" gypsum board applied to the garage side (at walls). Section R302.6. 14. Show a self-closing, self-latching door, either 1-3/8" solid core or a listed 20- minute assembly, for opening between garage and dwelling. Section R302.5.1. 15. Interior and exterior doors shall be provided with landings not more than 7-%" below the top of the threshold. Exception: A landing is not required where a stairway of 2 or fewer risers is located on the exterior side of the door, provided the door does not swing over the stairway. Section R311.3.2. Please note or show compliance for all new exterior doors and door to the garage. 16. Please detail the interface between the new patio and the existing raised floor foundation. 17. Architectural plans specify sleepers to raise the floor in the kitchen area to match the house. The structural plans show an existing raised floor in that area. Please clarify and coordinate plans and if sleepers are required, please detail them, including at the interface with the raised wood floor. 18. Please provide calculations to justify the new 2x12 roof joists @16" o.c. which are to be ripped 1/4" I ft. 19. 5/S3 states shear panel per plan, but no shear panel is shown where it is referenced at the front of the house. Since the front wall is being altered, a shear panel should be added. 20. Several interior walls are being removed. It appears likely that some may be shear walls or braced panels. This should be addressed in the lateral calculations. 21. Please complete the attached City Special Inspection Agreement. 22. Please show the location of the existing FAU. CMC Section 504.3. 24. Ventless Fireplaces are not approved in the State of California. All gas fireplaces must be direct vent per the California Green Code. if a gas fireplace is to be installed, provide Manufacturer's name/model number and ICC approval number, or equal for a direct vent fireplace. 25. Show on the plans that receptacle outlet locations in all remodeled rooms will comply with CEC Article 210.52. 26. Include on the plans the following specifications for new electrical devices installed in dwellings: CEC Article 210 & 406 a) GFCI protected outlets for all outlets in the kitchen and garage NEC 210.8. (Please revise note #5 on sheet A05-01). 27. Show on the plans that countertop receptacle outlets comply with CEC Article 210.52(C): In kitchens a receptacle outlet shall be installed at each counter space 12 inches or wider; Receptacles shall be installed so that no point along the wall line is more than 24 inches; Island and peninsular countertops 12 inches by 24" long (or greater) shall have at least one receptacle. Energy Standards 150.0(n). 33. Dimension on the plans the 24" clearance required in front of the water closet in both remodeled bathrooms. CPC 402.5. 34. Specify on the plans: Water conserving fixtures: New water closets shall use no more than 1.28 gallons of water per flush, kitchen faucets may not exceed 1.8 GPM, lavatories are limited to 1.5 GPM, and showerheads may not exceed 2.0 GPM of flow. CPC Section 403 and 408. (Please revise note #28 on sheet A05-01). 35. Specify on the plans whether the existing house was built before or after 1994. For additions or improvements to a residence built before 1994, note on the plans that existing "noncompliant" fixtures (toilets that use more than 1.6 gallons of water per flush, urinals that use more than one gallon of water per flush, showerheads that have a flow capacity of more than 2.5 gallons of water per minute, and interior faucets that emit more than 2.2 gallons of water per minute) shall be replaced. Regarding energy calcs: a) A portion of the roof structure is being replaced and should not be considered as existing in the energy calcs. b) The orientation used in the energy calcs does not match the orientation shown on the plans. All hot water piping sized %"or larger is required to be insulated as follows: 1" pipe size or less: 1" thick insulation; larger pipe sizes require 1 %"thick insulation. Residential ventilation requirements: • Kitchens require exhaust fans with a minimum 100 cfm ducted to the exterior.
