PLANS NOTE The items listed below refer to the item numbers from previous list These remaining items have not been adequately addressed The notes in bold at the end of or contained within each item are to emphasize the remaining problem 1 Please make all corrections on the originals and submit two new complete sets of prints to Esgil Corporation 9320 Chesapeake Drive Suite 208 San Diego California 92123 (858) 560-1468 2 The person responsible for their preparation must sign all final sheets of plans (California Business and Professions Code) This applies to all subsequent submittals Only the effected sheets need be submitted I will insert them into the plans • FOUNDATION REQUIREMENTS 15 Dowel the new to existing foundation together Provide details referenced to the plans 17 If required show size, embedment and location of hold down anchors on foundation plan UBC Section 106 3 3 FRAMING 20 Please detail the California framing a) Show the ledger size and connection to the roof sheathing b) Show all member sizes 21 For Conventional Light-Frame Construction buildings shall be provided with exterior and interior braced wall lines Spacing shall not exceed 25 for Seismic Zone 4 or for wind speeds >80 mph on center in both directions in each story UBC Sections 2320 4 2 and 2320 5 1 and Table 23-IV-C-1 22 Conventional Light-Frame Construction requirements also apply to the portion of the existing where the stucco is being removed 23 Show the following on the plans for the required braced wall panels If the requirements of braced wall panels in conventional light frame construction are not possible provide design calculations from an Engineer or Architect licensed by the State of California a) Show on the plans the location length and type of braced wall panel as per UBC Section 2320 11 3 and Table 23-IV C 1 Braced wall panels are limited to a minimum of 4' in length i) Braced wall panels shall start at not more than 8' from each end of a braced wall line Carlsbad 04 3917 December 2, 2004 b) Interior braced wall panels shall extend to the roof or floor diaphragm level c) Any braced wall panel required by UBC Section 2320 11 3 may be replaced by an alternate braced wall panel UBC Section 2320 11 4 Alternate braced walls may be less than 4' in length but can not exceed 10' in height For alternate braced wall panels in one story buildings show compliance with the following on the plans i) Minimum braced panel length is 2 -8 in width and a maximum height of 10-0 n) Each braced wall panel is sheathed on at least one face with 3/8 plywood sheathing nailed with 8d common or galvanized box nails per 23-II-B-1 and blocked at all plywood edges in) A minimum of two anchor bolts installed in accordance with Section1806 6 between hold down devices iv) An approved hold down device fastened to the foundation and capable of providing an uplift capacity of not less than 1 800 pounds is provided at each panel end v) The foundation that supports the braced panels is continuous across the entire length of the braced wall line and reinforced with a minimum of one # schedule to verify the anticipated meter size for the unit • Maximum service and meter size is a 2 service with a 2 meter • If a developer is proposing a meter greater than 2 suggest the installation of multiple 2 services as needed to provide the anticipated demand (manifolds are considered on case by case basis to limit multiple trenching into the street) Irrigation Use (where recycled water is not available) All irrigation meters must be sized via irrigation calculations (in gpm) prior to approval The developer must provide these calculations Please follow these guidelines 1 If the project is a newer development (newer than 1998) check the recent improvement plans and observe if the new irrigation service is reflected on the improvement sheets If so at the water meter station the demand in gpm may be listed there Irrigation services are listed with a circled I and potable water is typically a circled W The irrigation service should look like STA1+00 Install 2 service and 5 meter (estimated 100 gpm) If the improvement plans do not list the irrigation meter and the service/meter will be installed via another instrument such as the building plans or grading plans (w/ a right of way permit of course) then the applicant must provide irrigation calculations for estimated worst case irrigation demand (largest zone with the farthest reach) Typically Larry Black has already reviewed this if landscape plans have been prepared but the applicant must provide the calculations to you for your use Once you have received a good example of irrigation calculations keep a set for your reference In general the calculations will include • Hydraulic grade line • Elevation at point of connection (POC) • Pressure at POC in pounds per square inch (PS!) « Worse case zone (largest
